It transforms a currently underutilized, lacklus- ter district into a v

6、ibrant mixed-use district that centers on a high- quality, identifiable open space. To find this new and internation- ally unique civic space, a signature tower locates its position in the Citys skyline. The plan also calls for filling-in and “tightening” the not-so urban spaces, as well as linking

7、to and respecting the surrounding areas. A key principle of the plan is to create better pedestrian-friendly links through the site to reinforce the con- cept of a “Walkable Futian District.” It also seeks to reduce trafficcongestion by phasing in a series of one-way streets to minimize都市的整體形象。聳入城市天

Directly fronti

18、ng the prime east- west commercial thoroughfare, Shen Nan Road, it is the last prop- erty of the Old City as it fronts Central Park. A smaller city govern- ment center is located three major blocks to the east. Bounded by Zheng Hua Road to the north, Zhong Hang Road to the east, Shen Nan Road to the

19、 south, and Hua Fu Road to the west, the study area for CATIC Zone is situated at the western edge of the Old City. Primarily pedestrian traffic should be focused at the ground plane where the highest visibility and floor value exist. Second, development should rei

32、nforce the B1 pedestrian retail-entertainment system. Opportunities exist to connect floor plates to create larger development areas above the street level via trans- parent sky bridges between Parcels D1 and D2, J and K, and H and N.The immediate viciis bounded between two parks on the east and wes

33、t, and fronts on to ShenNan Road to the south. The CATIC Zone is bounded by Hua Fu Road to the west, Zheng Hua Road to the north and Zhong Hang Road to the east. In addition, Zheng Zhong Road is located halfway between Shen Nan Road and Zhen Hua Road. This area was built predominantly in the 1980s a

34、s a series of housing and industrial space and is starting to be redeveloped. The CAITIC Zonearea is the “Last Piece” of the Old City that stretches to the Shenzhen train station on the east. It fronts Central Park to the west and an active retail and commercial area is directly to the east. The new

37、pth of development to correspond to their uses. Connections with existing roads and pedestrian paths will help to define the circulation system through the district. While the majority of these paths go through the area, some paths may terminate on places of emphasis, such as a special building or a

38、n entry.Streets and CirculationEstablishing a clear hierarchy of roads will serve the functions of addressing, servicing, pedestrian movement, commerce and through traffic. streets through the district allow for “porosity” to accom- modate the urban vehicular movements. Secondary streets will ease c

42、onstraints. The framework can be separated into three zones: the building podiums, the towers above and the building space below the ground. Building podiums help frame the space between buildings, creat- ing distinct places for the public experience, while containing retail and mixed use program. T

43、ower buildings contain offices and hotel and service apartment programs. Subterranean space allows for retail opportunities, parking and building services.Open Space / Landscape: The Urban RoomThe scale of this space helps mediate and provide a transition from the Central Park to the Old City area.

44、The CATIC Zone internal park allows for public use, and may be programmed for day and night activities, including performances, temporary markets and outdoor cinema. The opening is sur- rounded & framed by the Retail & Entertainment Complex. Trees canopies provide shade and help define a “l(fā)i
