1、.房屋租賃合同英文Tenancy Agreement一、出租人:(“甲方”)Landlord: (here in after referred to as Party A)二、承租人:(“乙方”)Tenant: (here in after referred to as Party B)三、租賃范圍及用途Tenancy:3.1 甲方同意將其所有的位于_浦建路 207 弄 6 號 602_的房屋在良好及可租賃的狀態(tài)下租給乙方為居住使用。Party A hereby agrees to lease its property located at_No.602, Building6, 207 Non
2、g, Pujian Rd. in good and tenantable conditionto party B for residential use.3.2 乙方應(yīng)將出租房屋用作住宅用房。居住期間如果有違反中華人民共和國法律法規(guī)的行為(例如:吸毒,嫖娼,賭博等)甲方有權(quán)終止租賃合同并報有關(guān)部門。The leased property shall be used by party B for residential purpose. 3、ty B violatethe law of China when live in the apt.(Drug abuse, Prostitution, Gambling,etc)四、租賃期 Term of tenancy:4.1 租賃期為 _12_月,自 2016年 2 月_日起至 2016_年_8_月_日止。起租日為2016年 2 月日。乙方不得提前終止合約,否則保證金將被沒收。The tenancy shall be for a term of 12months, commencing on_and expiring on _.4.2 租賃期滿,如乙方不再根據(jù)此條款續(xù)約,甲方有權(quán)收回全部
4、出租房屋,乙方應(yīng)如期交換出租房屋予甲方。乙方如要求續(xù)租,須在本合同期滿三個月前向甲方提出書面申請,再由雙方另行續(xù)租事宜。On expiry of the tenancy, if party B has not exercised its option to renewthis agreement in accordance with this clause, party A has the right torepossess the entire leased property, and party B shall deliver the leasedproperty to the party

6、property as agreed to by both parties is 3000rmb_per month, which rent includes all management fee, but the fee of invoiceand utilities.(water, electricity, gas, cleaning, WIFI )5.2 乙方一次支付甲方叁個月的租金,如乙方拖欠租金五 (5)天任未支付,需按日加付其月租金的3%的滯納金,如超過十( 10)天未付則視為乙方自動退租, 構(gòu)成違約。甲方有權(quán)收回全部租房屋及其設(shè)施(包括甲方提供的家具和家電) 并要求乙方付清拖欠租
7、金及其他公用事業(yè)費(fèi)。同時甲方有權(quán)沒收壹個月保證金并終止合同。Party B will pay 3 months rent fee every 3 months,If the rent unpaid for 5days after the day, which it should be paid, party B should be liable to pay alate penalty fee equal to 3% of the rent per day. If the rent has not been paidfor more than 10 days after the due dat
8、e, party B will be deemed to have精選范本.automatically terminated the tenancy resulting in a breach of this agreement.Party A will then be entitled to take the leased property and forfeit thedeposit and terminate the tenancy agreement immediately.六、保證金 Security deposit:6.1 為確保出租房屋及其設(shè)施之安全并完好及租賃期內(nèi)相關(guān)費(fèi)用之如期
9、結(jié)算,乙方同意于簽訂合同2 天內(nèi)支付給甲方壹個月租金的租賃押金計(jì) _3000_人民幣作為乙方確保合同履行之保證金。乙方搬入后五天內(nèi)付叁個月租金計(jì) _9000人民幣。To ensure the protection and good condition of the leased property and therelated facilities as well as the prompt payment and settlement of all relatedcharges during the term of tenancy ,party B agrees to pay 3000RMB
10、to partyA with 2 days when the execution of this agreement a security for partyb s obligations hereunder. when party B move in, party B pay threemonth s rental in the amount of9000RMB_ with 5 days.6.2 甲方同意乙方續(xù)租外,乙方已在本合同的租期滿后的當(dāng)日返還該房屋,甲方在檢查房屋無誤后,退還乙方押金。Except otherwise provided in this agreement, when
11、this contract ended,精選范本.after party A checked the apartment, if there is nothing broken, party A shallreturn to party B the entire deposit.七、甲方的責(zé)任Party A s obligations:7.1 甲方須按時將出租房屋及其家私家具用品與其設(shè)施以良好狀態(tài)交付乙方使用。Party a shall deliver on schedule to party b vacant possession of the leasedproperty includin
12、g the furniture, furnishing and appliances and the relatedfacilities for party b s use(furniture,furnishingand appliances to bedetailed in append.)7.2 租賃期內(nèi)甲方不得收回出租房屋(除非本合同另有規(guī)定),甲方保證乙方可不受干擾的享用該物業(yè)。Party A should not repossess the leased property during the term of party adisturb of interfere with part
13、y byments ofquietthe enjoleased property.7.3 在乙方遵守本合同的條款及支付租金的前提下,乙方有權(quán)于租賃期內(nèi)拒絕甲方或其他人騷擾而安靜享用出租房屋。If party B pays the rent and performs and observes partyBs terms and精選范本.conditions in according with this agreement, party B shall be entitled to holdand enjoy the leased property throughout the term of t
14、his tenancy withoutany interruption by party A or any other person.7.4 租賃期內(nèi)出租房屋的結(jié)構(gòu),進(jìn)出物業(yè)的排水、上下管道、電路等處于良好使用狀態(tài)。Party a agrees to repair and maintain the structure, drains, pipes and cables,etc. leading in to or from the leased property at all times in good and tenablerepair during the term of this tena
15、ncy.八、乙方的責(zé)任Party B s obligations:8.1 乙方應(yīng)按合同的規(guī)定,按時支付租金,保證金及其他各項(xiàng)應(yīng)付費(fèi)用。Party b should promptly pay all rent ,security deposit and other chargespayable by it in accordance with the terms of this agreement.8.2 乙方應(yīng)愛護(hù)使用出租房屋,如因乙方的過失或過錯致使房屋設(shè)施及屋內(nèi)用具和飾品受到損壞(正常損耗除外),乙方應(yīng)負(fù)賠償責(zé)任。Party b shall treat the leased propert
16、y with care.ifas a result of party b s精選范本.negligence or misconduct, the leased property and the related facilities andaccessories suffer any damage(fair wear and tear excepted ),party B shall beresponsible for compensating party a for such damages.8.3 乙方應(yīng)按本合同的約定合法使用出租房屋,不得擅自改變使用性質(zhì),不應(yīng)存放中華人民共和國法律下所禁止
17、的危險物品,如因此發(fā)生損害,乙方應(yīng)承擔(dān)全部責(zé)任。Party B should use the leased property legally as agreed in this agreement.Party B should not store any dangerous items which are prohibited by thelaws in the people s republic of chinaasedinthepropertyle and shall befully responsible for any damages of losses as result there
18、of.8.4 未經(jīng)甲方事先書面同意,乙方不得將出租房屋轉(zhuǎn)租或租給其他的第三者。Without party a s prior writtenconsent ,party B may not assign thetenancy or sublet the leased property to a third party.九、違約處理 Breach of Agreement :精選范本.乙方有下列行為之一的,甲方有權(quán)終止本合同,收回出租房屋,并且保證金不予返還;Party A shall have the right to terminate this agreement ,repossess t
19、he leasedproperty and forfeit the security deposit if party B commits one of thefollowing:a.未得甲方書面書面同意,將出租房屋擅自轉(zhuǎn)租;Subletsthe leased property without party aagreement; sb.未得甲方同意將出租房擅自拆改結(jié)構(gòu)或改變用途的:Alters the structure of the leased property or uses the leased property otherthan for the purpose started he
20、rein without party a s consent;c.無故拖欠租金超過三天(除雙方就本合同存在爭議除外)。Fails to pay rent without any reason for more than thirty (3)days after thedue date except where there is a dispute in respect of this agreement.十、適用法律 Applicable law:本合同的成立,其有效性、 結(jié)實(shí)、簽署和解決與其他有關(guān)的一切糾紛均應(yīng)受中國法律的管轄并依據(jù)中國法律解釋。精選范本.The formation of t
21、his agreement ,its validity, interpretation and settlementof any disputes arising hereunder shall be governed by and construed inaccordance with the laws of the people s republic of china.十一、爭議的解決Dispute resolution凡因執(zhí)行本合同所產(chǎn)生的或與本合同有關(guān)的一切爭議,雙方應(yīng)通過友好協(xié)商解決;協(xié)商不成,應(yīng)提交中國國際經(jīng)濟(jì)貿(mào)易仲裁委員會,按其仲裁規(guī)則和中華人民共和國仲裁法進(jìn)行仲裁。仲裁解決是終
22、局的, 對雙方都有約束力。In the case of disputes arising over this agreement of any matters relatedhereto ,the parties shall negotiate in good faith to resolve such disputes. ifsuch negotiation fails, the parties shall submit the dispute to arbitration bythe china international economic and trade arbitration commission inaccordance with its arbitration rules and the arbitration law of the peoplerepublic of china. the decision of the arbitration body is final and shall bebinding on the parties hereto.十二、其他 Others:12.1 本合同如有未盡事宜,由甲、乙雙方洽談解決。精選范本.If
