Introduction

Arenovationcontractisalegalagreementbetweenthepropertyownerandtherenovationcontractor.Thisdocumentensuresthatbothpartiesunderstandtheexpectationsandrequirementsoftherenovationproject.ThefollowingisanEnglishversionofastandardrenovationcontract.

PartiesInvolved

Thiscontractisbetween[PROPERTYOWNERNAME](hereafterreferredtoastheOwner)and[CONTRACTORNAME](hereafterreferredtoastheContractor).

ScopeofWork

TheContractoragreestoprovidetheOwnerwiththefollowingservices:

Renovationworkinaccordancewiththespecifications,drawings,andplansapprovedbytheOwnerandanyapplicablelawsandregulations.

Materialsandequipmentrequiredfortherenovationwork,subjecttotheapprovaloftheOwner.

Allnecessarypermits,licenses,andapprovalsrequiredfortherenovationwork.

Payment

TheOwneragreestopaytheContractorfortheservicesrenderedasfollows:

Thetotalamountoftheprojectisestimatedat[TOTALAMOUNTOFTHEPROJECT].

Adepositof[DEPOSITAMOUNT]isrequiredbeforeanyworkbegins.

Paymentwillbemadeininstallments,accordingtotheprogressoftherenovationwork.

Thefinalpaymentwillbedueuponthecompletionoftheproject.

ChangestotheScopeofWork

Changestothescopeofworkmayberequiredduringtherenovationprocess.AnyproposedchangesmustbesubmittedinwritingtotheContractorforapproval.TheContractorwillprovideanestimateoftheadditionalcosts,ifany,associatedwiththeproposedchanges.TheOwnerwillhavetherighttoacceptorrejecttheproposedchanges.

CompletionDate

TheContractoragreestouseitsbesteffortstocompletetherenovationworkbythedatespecifiedinthecontract.ThecompletiondatemaybesubjecttochangeintheeventofunforeseeablecircumstancesbeyondthecontroloftheContractor,suchasweatherorlabordisputes.

Warranty

TheContractorwarrantsthattherenovationworkwillbeperformedinaworkmanlikemannerandinaccordancewithapplicablelawsandregulations.TheContractorwillcorrectanydefectsresultingfromfaultyworkmanshipwithinareasonableperiodoftimeaftercompletionoftherenovationwork.

Termination

Thiscontractmaybeterminatedbyeitherpartyuponwrittennoticetotheotherpartyforanymaterialbreachofthecontract.Thisterminationwillbeeffective10daysafterthereceiptofsuchwrittennotice.

GoverningLaw

Thisagreementwillbegovernedandinterpretedbythelawsof[APPLICABLELAW],withoutregardtoitsconflictoflawprovisions.

EntireAgreement

ThiscontractconstitutestheentireagreementbetweentheOwnerandtheContractorandsupersedesallpriornegotiations,understandings,andagreementsbetweentheparties.Nomodificationofthisagreementwillbebindingunlessitisinwritingandsignedbybothparties.
