沃爾瑪(“乙方”)與業(yè)主(“甲方”)維保職責(zé)空調(diào)系統(tǒng)依照乙方需求,甲方為乙方提供一套獨(dú)立空調(diào)系統(tǒng)為乙方提供空調(diào)服務(wù),由甲方負(fù)責(zé)設(shè)備尋常保養(yǎng)及運(yùn)營管理并承擔(dān)費(fèi)用;設(shè)備維修保養(yǎng)和設(shè)備更新由甲方負(fù)責(zé)并承擔(dān)費(fèi)用。其中涉及冷凍泵、冷卻泵、冷卻塔、新風(fēng)機(jī)組等清洗及保養(yǎng)。甲方為乙方安裝空調(diào)系統(tǒng)單獨(dú)計(jì)量,空調(diào)運(yùn)營期間所產(chǎn)生能源費(fèi),由乙方承擔(dān)。乙方承租區(qū)域內(nèi)由甲方提供空調(diào)設(shè)備德尋常清潔與維護(hù)由甲方進(jìn)行免費(fèi)維護(hù),但不涉及乙方自有設(shè)備。采暖及生活熱水系統(tǒng)甲方為乙方提供采暖系統(tǒng),采用市政供暖系統(tǒng),由甲方負(fù)責(zé)設(shè)備尋常維修保養(yǎng)及運(yùn)營管理并承擔(dān)費(fèi)用;設(shè)備維修和設(shè)備更新由甲方負(fù)責(zé)并承擔(dān)費(fèi)用。甲方負(fù)責(zé)為乙方安裝獨(dú)立熱能計(jì)量表,乙方負(fù)責(zé)按承租區(qū)域面積向市政支付采暖費(fèi)用(或按實(shí)際用量支付)。乙方承租區(qū)域內(nèi)生活熱水系統(tǒng)(或由乙方自行安裝電熱水器),并由乙方承擔(dān)費(fèi)用及尋常維護(hù)保養(yǎng)管理。消防系統(tǒng)乙方使用消防系統(tǒng)只是甲方消防系統(tǒng)一某些,系統(tǒng)由甲方負(fù)責(zé)維修保養(yǎng)和檢測(cè)工作(涉及消防水泵用電),費(fèi)用在物業(yè)費(fèi)中體現(xiàn)。乙方新增某些消防系統(tǒng),應(yīng)由乙方負(fù)責(zé)安裝。甲方批準(zhǔn),并經(jīng)甲方、乙方及政府有關(guān)部門驗(yàn)收合格后方可并入甲方消防系統(tǒng)。新增某些維修保養(yǎng)和檢測(cè)工作并承擔(dān)有關(guān)責(zé)任和費(fèi)用由乙方承擔(dān)。甲方有權(quán)對(duì)乙方消防設(shè)備保管狀況進(jìn)行監(jiān)管和檢查。供電系統(tǒng)甲方依照乙方需求為乙方提供獨(dú)立供配電系統(tǒng)。變電所(含高壓開關(guān)柜,變壓器,低壓配電柜,饋出電纜及有關(guān)變電所內(nèi)設(shè)備)均由甲方負(fù)責(zé)維修保養(yǎng)工作,由甲方安排人員值班并承擔(dān)費(fèi)用。柴油發(fā)電機(jī):為乙方專用,由甲方負(fù)責(zé)維修保養(yǎng),并承擔(dān)有關(guān)費(fèi)用。甲方必要保證乙方高壓線路安全使用,不得搭載其他顧客,保證乙方直接向供電部門繳費(fèi),直接抄表到戶。乙方承租區(qū)域內(nèi)電氣設(shè)備維護(hù)(指由甲方提供相應(yīng)機(jī)電設(shè)備,乙方自有設(shè)備不在此范疇內(nèi)),由甲方為其免費(fèi)維護(hù)保養(yǎng)。電梯甲方依照乙方需求為乙方提供獨(dú)立電梯系統(tǒng)。甲方負(fù)責(zé)電梯維修保養(yǎng)并承擔(dān)維修及年檢費(fèi)用;電梯在正常使用及有專業(yè)保養(yǎng)狀況下維修及設(shè)備更新,由甲方負(fù)責(zé)。乙方負(fù)責(zé)支付承租區(qū)域內(nèi)所有電梯尋常運(yùn)營所產(chǎn)生能源費(fèi)用。供排水設(shè)施沃爾瑪與業(yè)主(或其她顧客)共用供水設(shè)施:甲方依照乙方需求為乙方提供獨(dú)立供水系統(tǒng)。供水設(shè)施維護(hù)保養(yǎng),生活及消防水池清洗工作,由甲方維護(hù)保養(yǎng)并承擔(dān)費(fèi)用。乙方承租區(qū)域內(nèi)乙方自有用水設(shè)施維護(hù)和保養(yǎng)由乙方自行維護(hù)保養(yǎng)。乙方承租區(qū)域內(nèi)排污及隔油池清洗,由甲方進(jìn)行維護(hù)清潔,但不涉及乙方后期改造某些隔油池費(fèi)用及清洗。供氣設(shè)施:甲方負(fù)責(zé):燃?xì)饪偙恚ㄉ婕翱偙恚┲潦姓艿滥承婕叭細(xì)庹{(diào)壓站、燃?xì)庥?jì)量表。沃爾瑪負(fù)責(zé):燃?xì)饪偙碇练课輧?nèi)某些。土建某些區(qū)域內(nèi)維護(hù)保養(yǎng):乙方承租區(qū)域內(nèi)精裝某些和二次改造土建某些(涉及精裝某些)費(fèi)用由乙方承擔(dān)。生活垃圾解決:乙方按照甲方指定地點(diǎn)及規(guī)定期間,把當(dāng)天產(chǎn)生垃圾(干、濕垃圾)運(yùn)送至甲方提供地點(diǎn),由甲方進(jìn)行解決并承擔(dān)費(fèi)用。附件A空調(diào)機(jī)組檢修規(guī)定一、檢修定義:水冷機(jī)組:每年保養(yǎng)一次,沃爾瑪負(fù)責(zé)更換潤滑油、油過濾器及干燥過濾器等易耗件,業(yè)主負(fù)責(zé)對(duì)整機(jī)進(jìn)行檢查,保證機(jī)組正常運(yùn)營及發(fā)現(xiàn)潛在隱患,達(dá)到節(jié)約能源和延長機(jī)組使用壽命。若不對(duì)機(jī)組進(jìn)行保養(yǎng),有也許導(dǎo)致故障隱患。檢修分大修和中修,又分機(jī)組檢修和壓縮機(jī)檢修。將壓縮機(jī)解體,檢查清洗其內(nèi)部,不用更換零件,這種狀況普通稱為壓縮機(jī)中修或檢查;如內(nèi)部運(yùn)動(dòng)部件磨損限度嚴(yán)重,需要更換,這種狀況普通稱為壓縮機(jī)大修;而對(duì)整機(jī)而言,如維修時(shí),需要將制冷劑導(dǎo)出至機(jī)外才干進(jìn)行維修解決,普通稱為機(jī)組大修,此外維修解決普通稱為中修或維修。(業(yè)主負(fù)責(zé))風(fēng)冷活塞機(jī)組:保養(yǎng)狀況同上:(業(yè)主負(fù)責(zé))中修狀況普通這樣:將壓縮機(jī)從機(jī)組移出,打開缸蓋及電機(jī)進(jìn)行清洗,檢查曲軸、連桿、活塞等磨損狀況,如不需要更換,再重新進(jìn)行裝配并恢復(fù)運(yùn)營,這種狀況普通稱為壓縮機(jī)檢查或中修。如零件磨損嚴(yán)重且需要更換,這種狀況普通稱為壓縮機(jī)大修。二、保養(yǎng)定義(水冷機(jī)組)供冷季節(jié)檢查A供冷季節(jié)啟動(dòng)前準(zhǔn)備和檢查供冷季節(jié)運(yùn)營前須進(jìn)行下列各項(xiàng)檢查和準(zhǔn)備,以保證機(jī)組可靠、安全和高效運(yùn)營:檢查制冷劑液位和油面;檢查油槽、油加熱器和溫度;檢查和測(cè)試所有運(yùn)營控制和安全控制功能;與操作人員一起溫習(xí)操環(huán)節(jié),查看機(jī)組歷史記錄;檢查啟動(dòng)器運(yùn)營;配合檢查水系統(tǒng)運(yùn)營狀況(涉及冷凍水泵,水流開關(guān),冷凍水泵,冷卻塔,閥門等);檢查調(diào)節(jié)微電腦控制中心設(shè)定值;啟動(dòng)冷水機(jī)組,檢查整個(gè)系統(tǒng)運(yùn)營狀況,記錄機(jī)組運(yùn)營參數(shù);依照運(yùn)營記錄,分析解決機(jī)組問題.B運(yùn)營季節(jié)檢查機(jī)組運(yùn)營期間,沃爾瑪定期(每月)進(jìn)行下列各項(xiàng)檢查,保證機(jī)組在整個(gè)供冷季節(jié)運(yùn)營高效,可靠:檢查冷水機(jī)組,調(diào)節(jié)安全控制裝置;檢查控制裝置運(yùn)營;檢查制冷劑液位和油位;檢查潤滑系統(tǒng)運(yùn)營;檢查回油系統(tǒng);檢查電機(jī)和啟動(dòng)器運(yùn)營;記錄運(yùn)營狀態(tài)參數(shù),分析確認(rèn)機(jī)組運(yùn)營正常,必要時(shí)告知業(yè)主進(jìn)行機(jī)組檢修;記錄和報(bào)告規(guī)定備件.C一年一次設(shè)備停機(jī)檢查和防止性保養(yǎng)(業(yè)主負(fù)責(zé))停機(jī)期間,每年一次進(jìn)行下列各項(xiàng)檢查,以便能對(duì)的評(píng)價(jià)設(shè)備狀態(tài),為下一種供冷季節(jié)運(yùn)營作好準(zhǔn)備:檢查壓縮機(jī)-電機(jī)組件下列各項(xiàng),完畢防止性保養(yǎng)各項(xiàng)任務(wù):記錄電壓;用兆歐表測(cè)量和記錄電機(jī)繞阻絕緣電阻;潤滑開式電機(jī);檢查開式電機(jī)驅(qū)動(dòng)裝置定位狀態(tài);檢查聯(lián)軸器;檢查入口導(dǎo)葉操作機(jī)構(gòu)和聯(lián)接機(jī)構(gòu);潤滑需要潤滑部位.檢查壓縮機(jī)潤滑油系統(tǒng)下列各項(xiàng):依照需要更換潤滑油,油過濾器和干燥過濾器;檢查油泵,密封和油泵電機(jī);清潔排污管;檢查加熱器和恒溫器;檢查所有其他油系統(tǒng)部件,如油冷卻器,過濾器和電磁閥等;執(zhí)行下列各項(xiàng)操作,檢查電機(jī)啟動(dòng)器:執(zhí)行診斷檢查程序;清潔接觸器或必要時(shí)建議更換;檢查所有接線端,并擰緊;空載運(yùn)營啟動(dòng)器(或在啟動(dòng)前);檢查狀態(tài)批示燈.檢查控制面板,擬定下列各項(xiàng):執(zhí)行診斷檢查程序;檢查安全停機(jī)運(yùn)營狀態(tài);檢查所有接線端,并擰緊;檢查顯示數(shù)據(jù)精度和設(shè)定值.檢查冷凝器,蒸發(fā)器下列各項(xiàng):檢查水流開關(guān)控制狀況;依照運(yùn)營記錄參數(shù)分析熱互換效果,建議水質(zhì)解決;必要時(shí)拆卸端蓋,更換密封墊.檢查系統(tǒng)下列各項(xiàng):記錄視液鏡狀態(tài);檢查制冷劑循環(huán),確認(rèn)處在正常平衡狀態(tài);其他:遵循檢查和維護(hù)環(huán)節(jié),修理脫落保溫層;與操作人員溝通;(往復(fù)式冷水機(jī)組)供冷季節(jié)檢查A供冷季節(jié)啟動(dòng)前準(zhǔn)備和檢查供冷季節(jié)運(yùn)營前須進(jìn)行下列各項(xiàng)檢查和準(zhǔn)備,以保證機(jī)組可靠,安全和高效運(yùn)營:配合檢查輔助設(shè)備運(yùn)營狀況;更換潤滑油;檢查曲軸箱加熱器,油溫和潤滑系統(tǒng);檢查和測(cè)試所有運(yùn)營和安全控制;檢查確認(rèn)電壓和啟動(dòng)器運(yùn)營對(duì)的;啟動(dòng)機(jī)組,標(biāo)定控制和變送器;檢查確認(rèn)過冷器和過熱器配備對(duì)的;機(jī)組穩(wěn)定后,記錄運(yùn)營條件;同操作人員一起,溫習(xí)操作環(huán)節(jié).對(duì)風(fēng)冷冷凝器須增長下列各項(xiàng)檢查:去除機(jī)組周邊和內(nèi)部臟物;檢查冷凝器盤管與否堵 upplysystemTransformerstation:theownershallberesponsibleformaintenanceoftherelevantequipmentinthestation,includingHVswitchcabinet,transformer,LVdistributioncabinet,feederandtherelatedfacilities.TheownershallassignassociatestobeondutyintheHVswitchcabinet,transformerandLVdistributioncabinetroom.Theownershallpayforit.Dieselgenerator:a)Sharingwiththeowner.Theownershallberesponsibleformaintenanceofthedieselgeneratorandensureitisalwaysinasafeandnormalrunningcondition.b)IfitisprovidedforWal-Martonly,thereisoneyearor1500hoursguaranteeperiodforthedieselgenerator,i.e.withinthisperiod,thedieselgeneratorshallbemaintainedbytheowner,andWal-Martshallonlybeartheoperationalfees.Ifthegeneratorisinagoodconditionbeyondtheguaranteeperiod,Wal-Martshallberesponsibleforitsdailymaintenancewithowncharges.Ifitbreaksdownbeforetheservicelifetimeduetootherreasonsinsteadofoperation,theownershalltakethefullresponsibility.TheownershallensurethattheHVcablesareinasafetyconditionwithoutconnectingtoothercircuitsusedbyotherusers.Inaddition,Wal-MartwillpaythePowerBureaudirectlyaccordingtoindependentpowermeter.5.ElevatorsIftheelevatorisonlyforWal-Mart’suse,theownershallberesponsibleforitsmaintenanceandannualinspectionwithownchargeswithinguaranteeperiod.AndWal-Martshalltakeoverdailycleaningwork,operationalprotectionandannualinspectionbeyondtheguaranteeperiodwithowncharges.Theownershallberesponsibleforelevatorsmaintenanceandupdatingunderthenormalrunningconditionandprofessionalupkeepcondition.Asfordefinitionsofmaintenance,pleaserefertoappendixtwofordetails.IftheownerandWal-Martsharetheelevators,theownershallberesponsibleformaintenance,upkeepandannualinspection.Theownershalltakethemaintenanceandoperationalfees.6.WatersupplyanddrainagefacilitiesIfWal-Martsharesthewaterfacilitieswiththeownerorotherusers,theownershallberesponsibleforthefollowing:Maintenanceofwaterfacilitiesfromthegeneralwatermetertothecitygovernment’smainwaterpipe.Maintenanceandupkeepofthewatersupplyfacilities,cleaningworkoflivingwatertankandfirewatertank.IfthecitygovernmentdirectlysupplieswatertoWal-Mart,Wal-Martshallberesponsibleforthefollowing:Maintenanceofallwater-supplyfacilitiesbetweenthegeneralwatermeterandthePremiseswithowncharges.Theownershallberesponsibleformaintenanceandblocktreatmentofoutdoorsewagepipesandwellchambers.Theownershallalsoberesponsibleforblocktreatmentofoutdoorwaterpipingatleastonceayear.7.GassupplyfacilitiesTheownershallberesponsiblefor:Gassupplyfacilitiesbetweenthegeneralgasmeterandthecitygovernment’smaingaspipe,includinggaspressureadjustmentstationandgasmeter.Wal-Martshallberesponsiblefor:GasfacilitiesfromthegeneralgasmetertothePremises.8.Theownershallberesponsibleforthemaintenanceofsurroundingfacilitiesandtheonesinotherpublicareas,andforthewaterandpowersupplies.AndtheownershallprovidesupportwhenWal-Martassociateneedstoinspectthefacilities.AppendixA:RequirementsforoverhaulofA/Cunits1.DefinitionofoverhaulWater-coolingunit:Itmustbemaintainedonceayear.Wal-Martshallberesponsibleforreplacementoflubricatingoil,oilfiltersanddryingfilters.Theownershallberesponsibleforinspectionofthewholeunittoensureitisunderanormalrunningconditionandfindouthiddendangerandpotentialrisksinordertosaveenergyandprolongservicelifetime.Itispossibletocausepotentialtroubleswithoutappropriatemaintenance.Overhaulcoversimportantoverhaulandmediumoverhaul;itisalsodividedintounitoverhaulandcompressoroverhaul.Mediumoverhaulreferstodismantlingthecompressortocheckandcleaninternalsurfacewithoutreplacinganycomponents.Andimportantoverhaulreferstoreplacingtheseriouslyworninternalparts.Unitoverhaulreferstomaintenancecanbedoneonlyafterintroducingthecoolantoutoftheunit,whichisalsocalledimportantoverhaul.Othermaintenancetreatmentsarecalledmediumoverhaul.Alloftheseshallbetheresponsibilityoftheowner.Pneumaticcoolingpistonunits:Sameastheabove-mentionedmaintenancemethod.Theyareundertheowner’sresponsibility.Mediumoverhaulshallbedonelikethis:removethecompressoroutoftheunit,openthecovertocleanthemotor.Checktheshaft,linkagebarandpistontofindwhethertheyareoverworn,andthentheycanbereinstalledifnoneedtoreplace.Ifthepartsarefoundtobeoverwornandneedtobereplaced,wecallitimportantoverhaulforthecompressor.DefinitionofupkeepWater-coolingunitInspectionbeforecoolingsupplyseasonA
