HOUSINGLEASEAGREEMENT

ThisHousingLeaseAgreement(the"Agreement")ismadeandenteredintoasofthe1stdayofJanuary,2023(the"EffectiveDate"),byandbetweenJohnDoe,withanaddressat123MapleStreet,Anytown,USA(the"Landlord"),andJaneSmith,withanaddressat456OakAvenue,Anytown,USA(the"Tenant").

WHEREAS,theLandlordisthelegalownerofthepropertylocatedat789PineLane,Anytown,USA(the"Property"),anddesirestoleasethePropertytotheTenantforresidentialpurposes;and

WHEREAS,theTenantdesirestoleasethePropertyfromtheLandlordforresidentialpurposesuponthetermsandconditionssetforthinthisAgreement.

NOW,THEREFORE,inconsiderationofthemutualpromisescontainedhereinandforothergoodandvaluableconsideration,thereceiptandsufficiencyofwhichareherebyacknowledged,thepartiesagreeasfollows:

1.LeaseTerm

ThetermofthisAgreement(the"LeaseTerm")shallcommenceonthe1stdayofFebruary,2023,andshallcontinueforaperiodofone(1)year,unlesssoonerterminatedinaccordancewiththetermsofthisAgreement.

2.Rent

TheTenantshallpaytotheLandlordamonthlyrentof$1,500.00(the"Rent"),payableinadvanceonthefirstdayofeachmonthduringtheLeaseTerm.TheRentshallbepaidbycheckorelectronictransfertotheaccountdesignatedbytheLandlord.

3.SecurityDeposit

TheTenantshallpaytotheLandlordasecuritydepositintheamountof$1,500.00(the"SecurityDeposit")withinfive(5)daysoftheEffectiveDate.TheSecurityDepositshallbeheldbytheLandlordassecurityfortheperformancebytheTenantofalltheterms,covenants,andconditionsofthisAgreement.UpontheexpirationorearlierterminationoftheLeaseTerm,theSecurityDepositshallbereturnedtotheTenant,subjecttodeductionsforanyunpaidRent,damagestotheProperty,orotheramountsdueandowingtotheLandlordunderthisAgreement.

4.UseoftheProperty

TheTenantshallusethePropertyonlyforresidentialpurposesandshallnotusethePropertyforanyillegalorimmoralpurposes.TheTenantshallnotassignorsubletthePropertyoranypartthereofwithoutthepriorwrittenconsentoftheLandlord.

5.MaintenanceandRepairs

TheLandlordshallberesponsibleforthemaintenance,repair,andreplacementofthestructuralcomponentsoftheProperty,includingbutnotlimitedtotheroof,foundation,andexteriorwalls.TheTenantshallberesponsibleforthemaintenance,repair,andreplacementofallotherfixtures,appliances,andpersonalpropertylocatedwithintheProperty,exceptasotherwiseprovidedinthisAgreement.

6.UtilitiesandServices

TheTenantshallberesponsibleforthepaymentofallutilitiesandservicesusedinconnectionwiththeProperty,includingbutnotlimitedtoelectricity,gas,water,sewer,andgarbagecollection.TheLandlordshallberesponsibleforthepaymentofpropertytaxesandinsurancepremiumsfortheProperty.

7.Insurance

TheLandlordshallmaintaininsurancecoverageforthePropertyinanamountnotlessthanthefullreplacementcostoftheProperty.TheTenantshallmaintainrenter'sinsurancecoveringtheTenant'spersonalpropertylocatedwithintheProperty.

8.CompliancewithLaws

TheTenantshallcomplywithallfederal,state,andlocallaws,ordinances,andregulationsapplicabletotheuseandoccupancyoftheProperty.

9.QuietEnjoyment

TheLandlordcovenantsthattheTenantshallhavequietenjoymentofthePropertyduringtheLeaseTerm,subjecttothetermsandconditionsofthisAgreement.

10.AccesstotheProperty

TheLandlordshallhavetherighttoenterthePropertyatreasonabletimes,withreasonablenoticetotheTenant,forthepurposeofinspectingtheProperty,makingnecessaryrepairs,orshowingthePropertytoprospectivebuyersortenants.

11.DefaultandTermination

IntheeventofadefaultbytheTenantunderanytermorconditionofthisAgreement,theLandlordmay,atitsoption,eitherterminatethisAgreementorelecttocurethedefaultandchargethecostofsuchcuretotheTenant.Intheeventoftermination,theLandlordmayre-enterthePropertyandremovetheTenant'spersonalproperty.

12.EarlyTermination

EitherpartymayterminatethisAgreementpriortotheexpirationoftheLeaseTermbyprovidingtheotherpartywithwrittennoticeofnotlessthansixty(60)days.IntheeventofearlyterminationbytheTenant,theTenantshallremainliableforthepaymentofRentthroughtheendoftheLeaseTerm.

13.Indemnification

TheTenantshallindemnify,defend,andholdharmlesstheLandlordfromandagainstanyandallclaims,demands,causesofaction,liabilities,costs,andexpenses(including,withoutlimitation,reasonableattorneys'fees)arisingoutoforinconnectionwiththeTenant'suseoroccupancyoftheProperty,excepttotheextentsuchclaims,demands,causesofaction,liabilities,costs,andexpensesaredirectlycausedbytheLandlord'sgrossnegligenceorwillfulmisconduct.

14.GoverningLaw

ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsoftheStateof[StateName],withoutregardtoitsconflictoflawsprovisions.

15.DisputeResolution

AnycontroversyorclaimarisingoutoforrelatingtothisAgreement,orthebreachthereof,shallbesettledbyarbitrationadministeredbytheAmericanArbitrationAssociationunderitsCommercialArbitrationRules,andjudgmentontheawardrenderedbythearbitrator(s)maybeenteredinanycourthavingjurisdictionthereof.

16.EntireAgreement

ThisAgreementconstitutestheentireagreementbetweenthepartieswithrespecttothesubjectmatterhereofandsupersedesallpriorandcontemporaneousagreements,representations,andunderstandings,whetherwrittenororal.

17.ModificationandWaiver

ThisAgreementmaynotbeamended,modified,orsupplementedexceptinwritingsignedbybothparties.NowaiverofanyprovisionofthisAgreementshallbeeffectiveunlessinwritingandsignedbythepartyagainstwhomenforcementofsuchwaiverissought.

18.Severability

IfanyprovisionofthisAgreementisheldtobeinvalidorunenforceableforanyreason,theremainingprovisionswillcontinueinfullforceandeffect.

19.SuccessorsandAssigns

ThisAgreementshallbebindinguponandinuretothebenefitofthepartiesheretoandtheirrespectivesuccessorsandassigns.

20.Notices

Allnotices,requests,demands,andothercommunicationsprovidedforhereinshallbeinwritingandshallbedeemedtohavebeendulygivenandmadewhenpersonallyde
