REPRESENTATIONSANDWARRANTIES:

1.TheLandlordrepresentsandwarrantsthatitisthelegalowneroftheleasedproperty(hereinafterreferredtoasthe"Property")andhastherighttoleasethePropertytotheTenant.

2.TheTenantrepresentsandwarrantsthatitiscapableofenteringintothisAgreementandthattheTenanthasread,understood,andagreedtoallthetermsandconditionssetforthherein.

LEASETERM:

1.Theleaseterm(hereinafterreferredtoasthe"LeaseTerm")shallcommenceon[StartDate]andterminateon[EndDate].

2.TheTenantshallpayrentforthePropertyduringtheLeaseTerm,asspecifiedintheattachedRentSchedule.

RENT:

1.TheTenantshallpayrenttotheLandlordinaccordancewiththeattachedRentSchedule.

2.RentshallbepaidonorbeforethefirstdayofeachmonthduringtheLeaseTerm.

3.TheTenantshallpayanylaterentchargesthatmayaccrueifrentisnotpaidontime.

PROPERTYUSE:

1.TheTenantshallusethePropertysolelyforresidentialpurposesandshallnotusethePropertyforanyillegalorunauthorizedactivities.

2.TheTenantshallnotmakeanyalterations,improvements,oradditionstothePropertywithoutthepriorwrittenconsentoftheLandlord.

SECURITYDEPOSIT:

1.TheTenantshallpayasecuritydeposit(hereinafterreferredtoasthe"Deposit")totheLandlorduponexecutionofthisAgreement.

2.TheDepositshallbeheldbytheLandlordforthedurationoftheLeaseTermandshallbereturnedtotheTenantuponterminationoftheLeaseTerm,subjecttotheprovisionsofthisAgreement.

MAINTENANCEANDREPAIR:

1.TheLandlordshallmaintainthePropertyingoodrepairandconditionduringtheLeaseTerm,subjecttoreasonablewearandtear.

2.TheTenantshallpromptlyreportanynecessaryrepairsormaintenanceissuestotheLandlord.

3.TheTenantshallnotberesponsibleforrepairsormaintenancearisingfromtheTenant'smisuseornegligence.

TERMINATION:

1.EitherpartymayterminatethisAgreementuponproviding[NoticePeriod]writtennoticetotheotherparty.

2.UponterminationofthisAgreement,theTenantshallvacatethePropertyandreturnthePropertytotheLandlordinthesameconditionasatthecommencementoftheLeaseTerm,subjecttoreasonablewearandtear.

LIMITATIONSOFLIABILITY:

1.ThePropertyManagershallnotbeliableforanydelaysordefectsinthedevelopmentofthePropertycausedbytheDeveloper'sactionsorinactions.

2.TheDevelopershallindemnifyandholdthePropertyManagerharmlessfromanyclaims,actions,orliabilitiesarisingfromtheDeveloper'sbreachofthisAgreement.

3.TheInvestorshallnotbeliableforanylossesincurredbytheDeveloperduetomarketfluctuationsorunforeseencircumstances.

CONFLICTRESOLUTION:

1.AnydisputesarisingfromthisAgreementshallberesolvedthroughnegotiationbetweentheparties.
