12、echargesconstitutesabreachofthisagreement.7.2租賃期內(nèi)，未經(jīng)甲方同意，乙方不能轉(zhuǎn)讓其所租房屋，私自轉(zhuǎn)讓無(wú)效。duringtheperiodoftenancy,unlesswiththeagreementofpartya,partybcannotsub-letorletinpartorinfulltheleasedproperty.7.3乙方應(yīng)愛(ài)護(hù)房屋及其設(shè)備，如因使用不當(dāng)導(dǎo)致?lián)p壞負(fù)責(zé)賠償。partybmustreturnthepropertyanditscontentstopartyaingoodandworkablecondition,otherw

13、isepartybmustpaycompensationtopartya.7.4在房屋內(nèi)已有的裝飾和設(shè)備之外，乙方如需增加設(shè)備或其它裝飾須征得甲方同意。租賃期滿(mǎn)必須恢復(fù)原狀，并承擔(dān)其費(fèi)用，經(jīng)甲方驗(yàn)收認(rèn)可后歸還甲方。inadditiontothedecorationandequipmentalreadyintheproperty,ifpartybwishestomakeanyalterationsordecoratetheproperty,partyamustconsent.oncompletionofthetenancy,partybmusthand-overthepropertytopart

14、yainitsoriginalcondition,andallfeesarisingfromsuchworkandtobebornebypartyb.八、爭(zhēng)議的解決：arbitration:凡執(zhí)行本合同或與本合同有關(guān)的爭(zhēng)議，由雙方友好協(xié)商解決；協(xié)商不成,提請(qǐng)中國(guó)有關(guān)經(jīng)濟(jì)合同仲裁機(jī)構(gòu)調(diào)解；調(diào)解不成，提請(qǐng)中國(guó)有關(guān)經(jīng)濟(jì)合同仲裁機(jī)構(gòu)仲裁。inthecaseofdisputesarisingoverthisagreement,thetwopartiesshouldnegotiatenigui,eitinafriendlymannerandingoodfaith;iffailed,shouldsubmit
