13、乙方將添置的設(shè)備搬走，并保證不影響廠(chǎng)房的完好及正常使用。partybmaydecoratethepremisesandaddnewfacilitieswithpartyasapproval.whenthiscontracte_pires,partybmaytakeawaytheaddedfacilitieswhichareremovablewithoutchangingthegoodconditionsofthepremisesfornormaluse.3.未經(jīng)甲方同意，乙方不得將承租的廠(chǎng)房轉(zhuǎn)租，并愛(ài)護(hù)使用該廠(chǎng)房，如因乙方過(guò)失或過(guò)錯(cuò)致使廠(chǎng)房及設(shè)施受損，乙方應(yīng)承擔(dān)賠償責(zé)任。partybwilln

14、ottransfertheleaseofthepremiseswithoutpartyasapprovalandshouldtakegoodcareofthepremises.otherwise,partybwillberesponsibletocompensateanydamagesofthepremisesandattachedfacilitiescausedbyitsfaultandnegligence.4.乙方應(yīng)按本合同規(guī)定合法使用該廠(chǎng)房，不得擅自改變使用性質(zhì)。乙方不得在該廠(chǎng)房?jī)?nèi)存放危險(xiǎn)物品。否則，如該廠(chǎng)房及附屬設(shè)施因此受損，乙方應(yīng)承擔(dān)全部責(zé)任。partybwillusetheprem

16、imeduringtheleaseterm.6.乙方自行委托物業(yè)管理公司對(duì)承租的物業(yè)進(jìn)行管理并簽訂物業(yè)管理協(xié)議，物業(yè)管理費(fèi)自行承擔(dān)。partybwillsignetheagreementofpremisesmanagementwiththemanagementcompanywhichwasemployedbypartybitself,andbearthemanagementitself.7.乙方若需要對(duì)租賃物業(yè)進(jìn)行裝飾裝修、制作外墻廣告等，必須經(jīng)過(guò)甲方的同意。withouttheapprovalofpartya,partybcantdecoratethepremises,makeadverti

17、sementetc.ontheoutwall.八、合同終止及解除的規(guī)定terminationanddissolutionofthecontract1.乙方在租賃期滿(mǎn)前如需退租或續(xù)租，應(yīng)提前兩個(gè)月通知甲方，由雙方另行協(xié)商退租或續(xù)租事宜。在同等條件下乙方享有優(yōu)先續(xù)租權(quán)。withintwomonthsbeforethecontracte_pires,partybwillnotifypartyaifitintendstoe_tendtheleasehold.inthissituation,twopartieswilldiscussmattersoverthee_tension.2.租賃期滿(mǎn)后，乙方應(yīng)在

21、eredbythefaultlessparty,thepartyinbreachshouldpayadditionalcompensationtotheotherparty.2.乙方未按合同約定的用途使用租賃物或擅自轉(zhuǎn)租的，甲方可解除合同，并有權(quán)扣除保證金作為乙方違約金。十、爭(zhēng)議解決disputeresolve若雙方在執(zhí)行本合同或與本合同有關(guān)的事情時(shí)發(fā)生爭(zhēng)議，應(yīng)首先友好協(xié)商;協(xié)商不成，可向合同履行地人民法院提起訴訟。本合同一經(jīng)雙方簽字后立即生效;未經(jīng)雙方同意，不得任意終止，如有未盡事宜，甲、乙雙方可另行協(xié)商。bothpartieswillsolvethedisputesarisingfrome
