Ever since the reform ing and ope ning, corresp onding reform has bee n carried on various types of la nd system and hous ing system, break ing out the traditi onal model of the pla nned economy, which
3、 laid a solid foun dati on for market economy since the real estate is no lon ger bou nding. Real estate is play ing an important role in promoting China's economic construction. , real estate is still a factor can not be ignored in promoting the economic in the short term goal. Though real esta
4、te is developing fast, there are still a lot of problems to be solved. For example, the proportion of investment property compares big, the structural con tradicti ons of hous ing price with supply and dema nd. This requires us to build up new concept, to find out problem immediately and to take cou
5、ntermeasures, only in this way , can we promote the real estate in dustry healthy and orderly developme nt.Key words: real estate ,present investment situation , problems and Countermeasures1. The current real estate situation of our country1.1. The competition and contradiction in the real estate m
6、arket structure.China's real estate situation is in the changing environment, the supply of low level commercial hous ing decli ned a lot, while those high-grade dema nd in creases. Therefore, the commercial hous ing prices continue to rise, which result in the contradiction of market structure.
7、 Among them, there are many reas on, the first is that the economy applicable room in vestme nt by our gover nment is gradually decrease. In the curre nt situati on, the market can not supply so many commercial hous ing which is in low level and have no much profit. With the people ' s living st
8、andard greatly improvedhe quality of housing request also began to raise. Thus, the price on average is increasing. The supply of real estate will deeply affect the consumers expected price idea. It is precisely because the real estate market is asymmetric, so a lot of the real estate bus in esses u
9、se the bala nee to hype deliberately, which will enhance the con sumer psychological expectati on.People go with the wave after flow. Gradually theywill have no defi nite view. Now the real estate market exist mono poly situati on. The product exists betwee n the differe nee of good and bad are in t
10、ermi ngled, these differe nces compel the market competition, which makes the monopoly more apparent. Nearly all areas prices go rise in different degree, make capital attracting foreign resources . Since the real estate in our country started relatively late, they belong to the emerging industry an
11、d need certain foundation.Now our country is facing a lot of problem in real estate, housing vacancy rate is very high, the price level of the house is more than people would be able to pay, bubble economy is really serious. This kind of phe nomenon in China has lasted for a long time and this trend
12、 of situati on will con tin ues to exist. House prices keep rise, there is no much difference in housing price between Beijing and other metropolis in the world. However, other cou ntries' average in come is far higher thTheuefore, theproporti on of gap is too big. The soari ng hous ing prices a

Thus the problem of our people have not solved effectively.In additi on, the most importa nt thing is that the en terprise in vestme nt are not reas on able eno ugh , Now a lot of high level housing were developed widely , but the proportion of other types of house wer
14、e not paid atte nti on on , so the in vestme nt situati on is especially un reas on able. The only way to save the bala nce of supply and dema nd is to make a reas on able pla n for real estate developme nt in vestme nt.1.2. The imbalance house supply and investment risk with Its CountermeasuresTake
15、 our curre nt social situati on in to con siderati on , we think that the senior apartme nts should be encouraged, while garden villa should be reduced correspondingly. The real estate investment should accord to the national comfortable housing project policy mode. Now our country's economy dev
16、elopment room temporarily does not accord with the standard. This does not fit in with the market requirement, and at the same time also not conform to the state policy.Now the constraint of real estate investment isweak, the investment is large and the recoveryperiod is too long. Since the recovery

Therefore, the real estate industry constraint is stronger than other related industries, is the actual situation like this? But the answer is the opposite.As it said above, the real estate developme nt project
18、funding requires hun dreds of milli ons, but in fact more than 30,000 real estate enterprises, the average total assets is only 41 million yuan. Therefore the mai n source of real estate developme nt is to raise funds or bank borrow in gs. But now the debtor's rights may not be fully protected.
19、Real estate fund raisers only care about immediate ben efit, they may not be able to raise capital protecti on of creditors. It is very un reas on able.First of all, there is policy factor. Now our statistical results as of November 2011, the in vestme nt in fixed assets to complete a total of 2.116
20、372 trilli on yua n, an in crease of 16.3%; inf rastructure completed amou nted to 111.311 billi on yua n, an in crease of 10.4%; reno vati on completed amou nted to 434.143 billi on yua n, an in crease of 20.3% year- on- year. Now the domestic economy is mai nly rely on real estate to pull desperat
21、ely .But we should rely on econo mic growth to drive the development , Since China's real estate industry has just started and does not have the power, so there has bee n a lot of idle.Sec on dly, there is a great in stituti onal con tradicti on .The con tradicti on is main ly betwee n the adm i
22、ni strative system and market coexiste nce of in stituti on al. Now Chin a's urba n land property rights system belongs to the executive management. After the reform and opening up, the real estate has always bee n in the adm ini strati on's in terve nti on and struggle to survive. The prope
23、rty of Admi nistrative configuration has not changed. There is a huge amount of difference between the configuration of the market and land adm ini strati on funding.New houses price is higher, but people who have no room are mostly econo mic weak, so they eve n if there is an urge nt n eed to purch
24、ase also does not have the stre ngth, so guara ntee the supply eno ugh can't solve the problem. People who have the power to get a new house are mostly the more powerful interest groups. They are rich, and also have their house, so they does not want to buy a new house, those who want to buy a h
25、ouse but they could not afford it, while people who do not want to buy a house but the hand holdi ng capital, the prese nt situati on of the real estate is imbala nces.Speculative is very special and n atural in real estate. Now many bus in esses are in pursuit of profits, so the state of the bus in
26、 ess are all tend to serious con diti on of ben efit . However, for example, promote of econo mic power, are all drive n by real estate in terests.We are not aga inst the pursuit ofprofit. Because the pursuit of in terests is the goal of in dustry,but we should put the in terests as a courseof range
27、 and should not let the pursuit of the interests bring about negative impact. The pursuit of interests should be permitted in the extent of law. As the real estate and legal existence of an imperfect situati on, n either on e can be take n in to con siderati on. We should not develop bli ndly, for i
28、t will lead to the weake ning of the in vestme nt. This is not good for lon g-term developme nt of real estate in vestme nt. And will not be able to improve the economic construction. 31、m process. The real estate should bala nce pers on's ability to pay and in vestme nt aware ness. Make the commodity house have a larger market to meet the n eeds. We will not apply some system that gradually fly out, and aba ndon the so-called n ati on al, un it tur n-key and other system man ag

En courage in dividuals toparticipate in the real estate market activities, and become the whole reside ntial in vestme nt. The real estate should think of ways to enhance the commer

Stren gthe n risk aware nessThe problem of many people in the process of real estate development is that lack of risk aware ness. Always could not see the risk.Compared with state-ow ned en terprise

Processi ng market structure reas on ableIn Beiji ng, Shan ghai and other places, a lot of high-grade commercial hous ing are in large idle state. However, the supply of economy applicabl

The reason of this situation is that real estate development task is stable, we could not develop too many compa nies for fear of caus ing grab land,that will chaos bad pick up and will break the prin cipleof market economy. Market mechanism and capacity is limited, therefore, we should deal with market structure reas on able, to mini mize c
42、on tradicti ons, strive to avoid market risk, in vestme nt techniques, neither waste of resources, nor excessive holding, to speed up the balanee of real estate developme nt.Now the actual situati on in our cou ntry is that most of Chin ese in come level is not high, so it is very tight for them to
43、buy a house. Their expectati on is also com mon class hous ing and econo mic applicable room. But high-grade reside nt is still the main stream in the real estate market. Now appears a queue overnight to buy a house, waiting for a series of tough market conditions for the introduction of affordable

Therefore, we need to understand that house prices has brought a lot of pressure to reside nts, people still hope to be able to have their life long fixed assets due to the in flue nce by Chin ese tradition culture , so just rent a house is the reflect of helpless. No one wants to rent a ho
45、use for his lifetime, they all want to buy their property fixed list in gs, but the social con diti on can not meet such n eed. Therefore, Chin a's hous ing situati on reflects on the system are not reas on able, so we should study the cou ntermeasures and update our con cepts.2.4. Improve the s
46、upervisi on and regulati on fun cti onsThe fun cti on of gover nment in society is to take macro-co ntrol to solve the problem of the administration to be performed , to play the role of market oversight and investigations. To strengthen the con strai nts of the real estate and man ageme nt services
47、, to en sure that the property can achieve healthy development mode. With the economic level of the people's living standards continue to improve, the government should be combined with the actual situation, make relative regulate on the real estate in dustry, allows the admi ni strati on effort

The gover nment should deal with real estate in the admi nistrative man ageme ntSince the real estate occupies an important position in the economic development and social process, therefore, the econo mic con structi on stability can not be separated from the ben efit of
50、 the real estate for the cou ntry to promote finan cial growth. We should take the real estate as a new en ergy to promote the development of economy. Therefore, the functions of government is necessary corresp onding cha nges to the absolute dominant macro-c on trol , make the public man ageme nt b
51、us in ess into administrative scope, to use a scientific way to deal with the gap between the goals and the reality. The susta in able developme nt of econo mic and social also rely on the powerful gover nment regulati ons to safeguard. In order to promote the perfection of the emerging industries,
52、we should avoid the corresponding real estate foam, to prevent and avoid all kinds of financial and social risk, strive to optimize the social structure, and promote econo mic enhan ceme nt.3. The conclusionNow the real estate heat in our country is very considerable. But this is purely because of t
