6、采 用正方形平面,經(jīng) 濟(jì)實(shí)用、使用效率 高。員工休息大廳、空中大堂和頂層會(huì)見(jiàn)簽約大廳作為企業(yè)總部辦公樓最有特色的三種公共空間分別組織在三個(gè)玻璃盒子中:員工休息大廳向東出挑?？罩写筇孟蚰?出挑,分別在民田 路和福華路形成獨(dú) 特的建筑形象。 裙房盡顯商業(yè)建筑的個(gè)性,造型舒展、高低起伏、錯(cuò)落有致、富于動(dòng)感。主樓與裙房亦莊亦諧, 相映成趣。而頂層會(huì)見(jiàn)簽 約大廳則是項(xiàng)目在 整個(gè)福田中心區(qū)的 標(biāo)志。三處大廳室 內(nèi) 裝 飾 采 用 國(guó) 信 LOGO 的 紅 藍(lán) 兩 種 色調(diào),恰當(dāng)?shù)乇硎玖藝?guó)信證券總部大樓的主題。 1.1, The simple external form, various interior

There are three glass boxes floating on the air hanging out from the tower are the most distinctive public spaces which are theStaff rest room, air lobby and top floor meeting hall as a corporate headquarters office. Staff lounge ove

9、rhangs from the east. Air lobby overhangs from south forming a unique building image for Fuhua and Mintian road. Top-level meeting hall will be a new sign of Futian District. Three lobbies adopted the two-tone red and blue logo of Guoxin Securities experssing the theme of the headquarters building.

General Design 總平面圖2.1 與周邊城市關(guān)系 門(mén)戶地段:本項(xiàng)目用地處于福田中 心區(qū)西南部,地塊為金融核心區(qū)南區(qū)的 門(mén)戶。項(xiàng)目與街坊內(nèi)部的項(xiàng)目不同,在 東側(cè),南側(cè)均有絕佳的城市展示面,因 而方案在東側(cè)和南側(cè)均出挑大廳與之呼 應(yīng)。街坊標(biāo)志:根據(jù)福田中心區(qū)街坊規(guī) 劃的布局,在街坊角部安排主樓,臨近 中央組團(tuán)公共空間四周布置裙房。方案 在東南角設(shè)置直接落地的主樓,高度上 高于街坊組團(tuán)的相鄰建筑,使國(guó)信證券 大樓成為本街坊的標(biāo)志。頂

22、部造型輻射周邊區(qū)域:方案總高 度 218.7m,建筑頂部規(guī)劃的會(huì)見(jiàn)簽約 玻璃大廳宛若建筑的華冠。每當(dāng)夜幕降 臨,花燈初上,華冠便散發(fā)出璀璨的光 芒,其魅力輻射到周邊區(qū)域。華冠高約 30米,內(nèi)部裝飾采用國(guó)信 LOGO 的紅色 和藍(lán)色, 作為國(guó)信總部建筑醒目的標(biāo)志。 無(wú)論是在福田中心區(qū)中軸線向西眺望, 還是在福田路回望,建筑頂部的華冠均成為醒目的城市標(biāo)志。 2.1,Relationship with the surroundingsCentral areas: this project is at the Southwestof Futian district besides fuhua road

30、織汽車(chē)交通流線。西側(cè)項(xiàng)目用地內(nèi) 道路為項(xiàng)目支路,按照雙向組織車(chē)行道 路。 機(jī)動(dòng)車(chē)出入口:本項(xiàng)目機(jī)動(dòng)車(chē)出入 口均設(shè)置在西側(cè)支路上。主樓北側(cè)在規(guī) 劃支路上設(shè)置機(jī)動(dòng)車(chē)上落開(kāi)口。 機(jī)動(dòng)車(chē)位指標(biāo):機(jī)動(dòng)車(chē)停車(chē)總計(jì) 420輛,其中地上車(chē)位 5輛,地下車(chē)位 415輛。地下停車(chē)局部采用立體停車(chē), 立體停車(chē)位 226輛。首層西南設(shè)置卸貨 車(chē)位 1輛。 2.2,General plane traffic system Building the main entry: set in the North of the slip road. 37、 蔽道路噪音對(duì)項(xiàng)目的不利影響。大量的 樹(shù)陰也可以改善項(xiàng)目周邊局部小氣候環(huán) 境。同時(shí)綠化帶內(nèi)還規(guī)劃好人行散步通 道,給員工提供一處室外休息的自然環(huán) 境。屋頂花園:由于項(xiàng)目首層綠化面積 有限,我們著重規(guī)劃好商業(yè)裙房屋頂?shù)?屋頂花園。屋頂花園以綠化休息空間為 主,局部設(shè)置職工室外健身活動(dòng)場(chǎng)地。 由于三層 350人大會(huì)議室需要較高 的室內(nèi)凈高,為了維持裙房外檐高度 15m 的規(guī)劃條件我們把屋頂設(shè)計(jì)成中間 局部高,四周低的形式。結(jié)合坡屋頂?shù)?設(shè)計(jì)屋頂花園局部屋頂設(shè)計(jì)為有玻璃天窗的半室外環(huán)境。2. 3, M a s t e r p l a n o f landscape planning Take adv

42、本項(xiàng)目的首 層門(mén)廳無(wú)法代表國(guó)信的企業(yè)形象,設(shè)置 空中大堂非常必要,主要有如下原因:(1為了盡可能多安排商業(yè)面積,首 層門(mén)廳的面積較小。作為出租辦公的門(mén) 廳尚可,但是要作為國(guó)信總部的大堂偏 小。(2首層門(mén)廳內(nèi)部員工人流與出租人 流混雜,沒(méi) 有總部建筑大堂的專(zhuān)屬空 間。(3門(mén)廳視線高度受北側(cè)騎樓所限, 室內(nèi)空間視野不佳,也不夠氣派。(4門(mén)廳進(jìn)深受主樓結(jié)構(gòu)的限制,僅 有約 10m,也不夠氣派。因而本方案在 18層設(shè)置公司自用 空中大堂。為了彌補(bǔ)大堂進(jìn)深的不足, 方案通過(guò)結(jié)構(gòu)出挑,加大大堂進(jìn)深,擴(kuò) 大大堂面積。 空中大堂 3層通高約 21米。 大堂空間在南側(cè)重要的福華路上成為對(duì) 社會(huì)展示國(guó)信的空中窗口

43、?？罩写筇梦?于約 84m 高度,越過(guò)南側(cè)中海大廈辦公 樓及高層住宅能夠遠(yuǎn)眺海景,令人心曠 神怡。我們認(rèn)為這樣獨(dú)特的空中大堂能 夠代表國(guó)信應(yīng)有的企業(yè)形象。空中大堂層安排接待總臺(tái)、企業(yè)榮 譽(yù)展廳、小會(huì)議室等功能。訪客到空中 大堂后,可以就近參觀公司榮譽(yù)展廳, 領(lǐng)略國(guó)信風(fēng)采。通過(guò)總臺(tái)接待后訪客可 以在小會(huì)議室就近會(huì)見(jiàn),也可以制卡后 乘坐電梯到各辦公樓層會(huì)面。公司高管辦公區(qū):設(shè)置在 38-39層。公司兩位主要領(lǐng) 導(dǎo)辦公區(qū)設(shè)置在西側(cè),以便領(lǐng)導(dǎo)在工位 上有可以欣賞到高爾夫公園的美景。主 要領(lǐng)導(dǎo)辦公區(qū)域相對(duì)封閉設(shè)置,充分保 證領(lǐng)導(dǎo)辦公的相對(duì)私密環(huán)境。主要領(lǐng)導(dǎo) 辦公區(qū)包括辦公區(qū)、休息區(qū)、會(huì)客區(qū)、 秘書(shū)區(qū),內(nèi)
