)第二章:裝修指南租戶室內(nèi)裝修程序參見附件《交房/裝修/驗(yàn)收/入駐流程》大樓租戶裝修程序說明1CAD理中心。25的裝修施工單位資質(zhì)證明及政府的相關(guān)批文。初審、驗(yàn)證結(jié)束后,物業(yè)管理中心的施工負(fù)責(zé)專人督促租戶交納裝修安全保證押金,辦理“施工工作證”。3、 物業(yè)管理中心督促其對(duì)施工層面的產(chǎn)品保護(hù)工作,并跟蹤現(xiàn)場(chǎng)施工保護(hù)、安全。4、 物業(yè)管理中心在正式施工后協(xié)助租戶跟蹤現(xiàn)場(chǎng)水、電、風(fēng)和工作安全施工情況。5、租戶施工結(jié)束,必須提出竣工驗(yàn)收申請(qǐng),并提交竣工圖紙(CAD盤)。6、 由物業(yè)管理中心組織對(duì)水、電、風(fēng)進(jìn)行驗(yàn)收,并提出裝修工程缺陷。7、 由政府部門(消防、質(zhì)檢)進(jìn)行驗(yàn)收、并提出意見。8、 租戶對(duì)物業(yè)管理中心及政府部門驗(yàn)收時(shí)所提出的裝修缺陷進(jìn)行整改并完成驗(yàn)收。9、 租戶待取得物業(yè)管理中心及政府部門驗(yàn)收合格報(bào)告后方可入駐。10、 租戶裝修結(jié)束后,若裝修涉及區(qū)域無設(shè)施損壞,物業(yè)管理中心與租戶結(jié)算用電量及垃圾清運(yùn)數(shù)后,將余下所有裝修押金退還。第三章:裝修基本要求租戶單位于裝修工程開始前,需向物業(yè)管理中心呈交詳細(xì)圖紙(五套)(圖紙需有公制尺寸,1:50比例標(biāo)注)并加蓋具有設(shè)計(jì)資質(zhì)單位公章,并獲得物業(yè)管理中心/開發(fā)商書面批準(zhǔn)及得到政府有關(guān)分管部門書面同意后方可進(jìn)行裝修工程:3-1. 設(shè)計(jì)審核為保障本大樓的結(jié)構(gòu)安全性、外觀統(tǒng)一性以及大樓設(shè)施的正常使用,凡本大樓租戶進(jìn)樓裝飾的施工圖須聘請(qǐng)乙級(jí)及以上資質(zhì)的設(shè)計(jì)單位嚴(yán)格按照國(guó)家及上海市有關(guān)設(shè)計(jì)規(guī)范進(jìn)行設(shè)計(jì)。業(yè)人員聯(lián)系,了解大樓系統(tǒng)要求,提供水電風(fēng)設(shè)備具體的容量及荷載等參數(shù);完7若該裝飾施工圖涉及重大結(jié)構(gòu)、外部裝飾風(fēng)格改變、做夾層、建筑或設(shè)備等問題243-2. 提交圖紙(5)詳細(xì)的單位平面圖,并詳述裝修的材料。建筑圖、結(jié)構(gòu)圖、平面圖、??面圖、剖面圖、節(jié)點(diǎn)圖等及裝修材料說明,材料表等。裝指定位置)、消防、給排水、排煙、廣播及其裝置之設(shè)計(jì)。天花圖,并詳細(xì)說明所用天花種類及燈飾分布。3-3. 提供設(shè)計(jì)單位資質(zhì)(含消防)3-4. (首次安裝免費(fèi))7電話線*包括自帶號(hào)碼*不包含弱電井至單元線路費(fèi)*租戶需自行向電信公司申請(qǐng)8數(shù)據(jù)線*租戶自行申請(qǐng)*弱電井至單元施工由租戶自行負(fù)責(zé)9進(jìn)場(chǎng)裝修費(fèi)用:10,000.00150-500平方米:15,000.00元:309.2裝修管理費(fèi):1,000.00150-500平方米:1,500.00元:39.3施工用水:3150-500平方米:2元/平方米/天:29.4施工用電按計(jì)量表計(jì)數(shù):1.20元/度(按國(guó)家調(diào)漲適度調(diào)整收費(fèi)標(biāo)準(zhǔn))。沒有表具須用戶自行安裝臨時(shí)計(jì)量表(經(jīng)物業(yè)認(rèn)可)。10*租戶之裝修公司需自行裝袋,并置于指定地點(diǎn)9.610其他10.1室內(nèi)保潔面議10.2煙感/溫感移位10.3煙感/溫感新增(不含報(bào)審、驗(yàn)收協(xié)調(diào)費(fèi))10.4噴淋移位(不含水費(fèi))10.5噴淋新增(不含報(bào)審、驗(yàn)收協(xié)調(diào)費(fèi)、水費(fèi))10.610.7消火栓移位10.8消火栓新增1700(不含報(bào)審、驗(yàn)收、協(xié)調(diào)費(fèi)、放水費(fèi))10.9電力增容面議備注:上述收費(fèi)標(biāo)準(zhǔn)可能由于物價(jià)漲幅等因素進(jìn)行適度調(diào)整。第六章:一般限制及規(guī)定租戶單位應(yīng)向物業(yè)管理中心遞交一式五套的裝修圖紙和施工方案,在裝修開始前盡早前來檢查所租單元和申請(qǐng)裝修審批,以便使工程能盡早地實(shí)施。應(yīng)提交法人代表、施工單位營(yíng)業(yè)執(zhí)照證書及資質(zhì)證書復(fù)印件,項(xiàng)目經(jīng)理資質(zhì)證書,施工單位設(shè)計(jì)證書以及特種作業(yè)人員資格證書,同時(shí)提交開工申請(qǐng)報(bào)告。物業(yè)管理中心發(fā)出的審批意見,并不表示對(duì)建議書內(nèi)任何技術(shù)規(guī)格之認(rèn)可,在任何情況下,也不保證其設(shè)備及材料之性能。租戶在樓層之間須開設(shè)的孔洞應(yīng)在施工開始前,通過物業(yè)管理中心遞交給結(jié)構(gòu)工程師咨詢和審批,咨詢費(fèi)用和相關(guān)穿孔穿線等費(fèi)用應(yīng)由租戶承擔(dān)。租戶的一切裝修計(jì)劃必須符合有關(guān)政府部門的有關(guān)法規(guī)條例,并在施工前獲得所有有關(guān)部門的批準(zhǔn),特別是消防局的有關(guān)批準(zhǔn)。區(qū)質(zhì)檢站,消防局防火監(jiān)督處等部門備案并驗(yàn)收。另外,所有對(duì)大樓系統(tǒng)的施工,包括:空調(diào)、消防、管道和給排水安裝等施工及管弄井施工,必須由物業(yè)管理中心指定的施工單位進(jìn)行,且事先到物業(yè)管理中心辦妥手續(xù),完工后恢復(fù)原狀,并須經(jīng)驗(yàn)收合格,方準(zhǔn)投入使用。租戶所有電器材料/設(shè)備的安裝都應(yīng)遵照市供電局的有關(guān)規(guī)定和市消防規(guī)范的要求,并按有關(guān)規(guī)定要求獲得市供電局之批準(zhǔn)。如批準(zhǔn)后有任何變動(dòng),也要征得供電局的批準(zhǔn)。所有電線一定要保護(hù)在鍍鋅管內(nèi),而且在未先征得物業(yè)管理中心同意,絕對(duì)不得將電線直接嵌入大樓的任何部位內(nèi)。租戶裝修竣工后,必須書面提供竣工圖紙和有關(guān)資料向政府有關(guān)部門及物業(yè)管理中心申請(qǐng)竣工驗(yàn)收。租戶必須在驗(yàn)收合格后才能進(jìn)駐/搬入。租戶在提議和審批的工程完成后,即使已用,物業(yè)管理中心始終有權(quán)要求租戶作15租戶應(yīng)確保其委托的各裝修人員,遵守物業(yè)管理中心所制定的室內(nèi)裝修指南及須知、規(guī)章制度。在大樓內(nèi)絕對(duì)禁止動(dòng)炊、住宿、賭博、吸煙、打架、酗酒,尤其是禁止隨地吐痰、隨意大小便及收聽收/錄音機(jī),或任何放聲設(shè)備。租戶應(yīng)通知物業(yè)管理中心實(shí)際施工日期,物業(yè)管理中心將隨時(shí)在施工進(jìn)行期間對(duì)裝修單元作檢查。租戶施工完成后物業(yè)管理中心將進(jìn)行最后檢查,故此,租戶必須在施工完成后書面通知物業(yè)管理中心。租戶在開始施工前,需將一份參與施工的所有人員名單存放在物業(yè)管理中心,名單內(nèi)包括施工人員姓名、身份證復(fù)印件及其他有關(guān)資料。以及公安部門批準(zhǔn)的暫住證清單。租戶裝修期間應(yīng)加強(qiáng)消防安全措施,各裝修施工現(xiàn)場(chǎng)須按其裝修的實(shí)際面積和使2kg(100m22-3100m2以上3-4支;半層5-6支;全層8-10支。如施工單位使用較多易燃性裝修材料,物業(yè)管理中心有權(quán)要求施工單位增加滅火器的配置數(shù)量。)裝修施工現(xiàn)場(chǎng)嚴(yán)禁吸煙、燒雜物等。各租戶裝修施工如因違反安全防火以及物業(yè)管理中心有關(guān)部門規(guī)定而造成安全事故的,后果自負(fù)。室內(nèi)消防設(shè)施設(shè)備因裝修而損壞的,由租戶照價(jià)賠償。租戶所有欲搬入的家具都應(yīng)是在場(chǎng)地外的工作時(shí)間預(yù)制組合和上漆,一切在單元內(nèi)的油漆工作或其他類似施工,如物業(yè)管理中心認(rèn)為這可能會(huì)打擾其他租戶,必須在正常辦公時(shí)間外,或在物業(yè)管理中心指定的時(shí)間內(nèi)完成。為防止裝修工程引致對(duì)大樓設(shè)備的影響及因裝修氣味影響大廈其他租戶的正常辦公,物業(yè)管理中心在裝修前進(jìn)行安全檢查時(shí)施工單位需封閉作業(yè),裝修公司施工時(shí)必須關(guān)門作業(yè)。嚴(yán)禁開門施工,嚴(yán)禁在施工中干擾其他租戶的正常辦公,嚴(yán)禁擅自開啟施工封閉設(shè)施,嚴(yán)禁未經(jīng)批準(zhǔn)擅自用膠袋封閉或拆下室內(nèi)煙感器。大樓辦公時(shí)間內(nèi)嚴(yán)禁從事一切可造成嚴(yán)重噪音、粉塵污染、強(qiáng)烈氣味的操作,如確需使用電鋸、電刨、沖擊鉆、油漆等,材料的運(yùn)輸、租戶單位內(nèi)的碎片瓦碟等的運(yùn)出等工作,應(yīng)在大樓的非辦公時(shí)間內(nèi)(加班裝修時(shí)間:星期一至五每天19:00-24:00、星期六14:00-24:00、星期日及法定節(jié)假日8:00-24:00)進(jìn)行。由裝修單位施工所引致大廈公共場(chǎng)所或公共設(shè)施以及鄰近租戶室內(nèi)的設(shè)備設(shè)施損壞的,均由租戶負(fù)責(zé)修復(fù)或賠償。裝修期間因施工需要在非辦公時(shí)間內(nèi)加班的單位,須提前到物業(yè)管理中心遞交裝修加班申請(qǐng),在申請(qǐng)報(bào)告上注明區(qū)域號(hào)、公司名稱、事由、加班日期、時(shí)間、負(fù)責(zé)人并附上加班人員名單,經(jīng)批準(zhǔn)后方可在非辦公時(shí)間加班工作。凡加班者不得22:00租戶應(yīng)保障物業(yè)管理中心不須賠償因其施工引致?lián)p壞而被提出的任何索賠。租戶的任何施工,包括鑿刻、打洞、鉆孔等都不得危機(jī)到墻壁及地板結(jié)構(gòu)。對(duì)于損壞部分租戶有責(zé)任自費(fèi)修復(fù),并承擔(dān)罰款。如果發(fā)現(xiàn)有任何違例,物業(yè)管理中租戶應(yīng)負(fù)責(zé)對(duì)自己的裝修施工工人在大樓受雇期間的行為的管束。所有施工工人不得使用載客電梯,亦不得在大樓內(nèi)食宿。租戶在開展裝修工程時(shí),必須嚴(yán)格遵守國(guó)家有關(guān)部門規(guī)范(如高層民用建筑設(shè)計(jì)防火規(guī)范、高層建筑消防管理規(guī)則及建筑室內(nèi)裝修設(shè)計(jì)防火規(guī)范等)。不得隨意改變單位內(nèi)的原有結(jié)構(gòu)。間隔墻頂距天花不足25公分的房間內(nèi)必須裝有煙感器,如沒有煙感器,須與大樓指定承造商聯(lián)系增加。所有間隔必須使用消防局認(rèn)可的防火夾板、埃特板、石膏板、鋼化玻璃、防火地氈等防火材料。租戶未經(jīng)申報(bào)批準(zhǔn),不得擅自觸動(dòng)煙感器、噴淋頭和消火栓箱等消防設(shè)備,不允許有間隔或擺設(shè)觸及玻璃幕墻,不得裝飾窗臺(tái)。租戶未經(jīng)許可,禁止將易燃、易爆、帶腐蝕性、有毒等物品帶進(jìn)大廈內(nèi)。裝修工程所需有機(jī)溶劑、油漆等只允許帶進(jìn)當(dāng)天裝修用量;如有剩余,當(dāng)天離開時(shí)一律帶走,不得儲(chǔ)存、堆放在大廈內(nèi)。租戶裝修施工期間只有樓梯可用作運(yùn)輸材料和雜物,樓梯大廳至租戶單元范圍之間的天花、地板、墻壁、通道等公共地方不得有任何損壞或刮花,任何因此而引15%行政費(fèi)用將由該租戶支付。無論在什么情況下,未經(jīng)物業(yè)管理中心同意不得使用任心,由物業(yè)管理中心安排貨梯運(yùn)送時(shí)間。租戶裝修工程不允許超負(fù)載單元樓板的荷載。租戶應(yīng)提供方便使一切公共設(shè)施、設(shè)備及裝置等,獲得定期保養(yǎng)及維修服務(wù)。租戶的施工單位不得在玻璃幕墻的結(jié)構(gòu)組件上打孔,或者裝置任何類型的設(shè)施,一切裝置不得觸及到玻璃的結(jié)構(gòu)組件,或任何一部分;緊靠玻璃窗的隔墻不得固租戶不得砍鑿或雕刻共有的墻壁、結(jié)構(gòu)墻和柱及地臺(tái)。倘若租戶要求連接公共水系統(tǒng),或其他相類似設(shè)施,須獲得物業(yè)管理中心批準(zhǔn),并負(fù)責(zé)從連接點(diǎn)到單位內(nèi)干線的一切保養(yǎng)、維修、拆除、翻新和更換。并且做好防漏措施。在裝修完工后,租戶應(yīng)全面負(fù)責(zé)其單元的最終狀況,物業(yè)管理中心不會(huì)對(duì)租戶單位范圍內(nèi)供租戶單獨(dú)使用的系統(tǒng)如風(fēng)管及空調(diào)機(jī)組的損壞負(fù)責(zé)。租戶必須購買裝修期間之施工隊(duì)雇員責(zé)任保險(xiǎn)、員工意外傷害事故保險(xiǎn)、工程一切險(xiǎn)及公共責(zé)任險(xiǎn),須于裝修工程開始前向物業(yè)管理中心出示保單。公共責(zé)任險(xiǎn)每次賠償金額不得少于人民幣三佰萬,免賠額不得高于2000元,賠償次數(shù)不限;工程一切險(xiǎn)的保額以工程費(fèi)用另加百分之五清理費(fèi)及百分之八專業(yè)費(fèi),即工程費(fèi)113%2000有效。租戶可自行聯(lián)絡(luò)保險(xiǎn)公司或委托物業(yè)管理中心負(fù)責(zé)安排。若租戶不能出示保單,物業(yè)管理中心有權(quán)拒絕租戶裝修。租戶裝修施工下班離開時(shí)須鎖好門窗,并妥善保管好裝修工具。為防止施工對(duì)其他租戶產(chǎn)生滋擾,加強(qiáng)對(duì)室內(nèi)裝修施工的監(jiān)管,租戶裝修施工期間如有發(fā)現(xiàn)違規(guī)情況,物業(yè)管理中心將視情節(jié)對(duì)施工單位口頭警告勸止或根據(jù)租戶室內(nèi)裝修違約金標(biāo)準(zhǔn)的規(guī)定,追究施工單位的違約責(zé)任,扣減裝修保證金以作違約補(bǔ)償。經(jīng)多次勸阻無效,物業(yè)管理中心有權(quán)對(duì)裝修單位清場(chǎng)處理。租戶的裝修工程(包括整改工程)7申請(qǐng)驗(yàn)收。租戶不得在未申請(qǐng)驗(yàn)收或已申請(qǐng)但驗(yàn)收不合格的情況下遷入辦公,否則物業(yè)管理中心將有權(quán)采取一些強(qiáng)制性的措施,如暫停各種服務(wù)或利用裝修押金整改不合格的裝修工程,并保留追究租戶違約責(zé)任的權(quán)利。驗(yàn)收通過后,租戶接物業(yè)管理中心通知辦理退還裝修押金的手續(xù)。租戶在施工現(xiàn)場(chǎng)按消防規(guī)定配置一定數(shù)量的滅火器材,動(dòng)用明火需到物業(yè)管理中心辦理動(dòng)火申請(qǐng),并填寫“動(dòng)用明火申請(qǐng)表”,待確認(rèn)操作證及設(shè)備、設(shè)施有效后方能施工,并作好防火措施確保安全。大堂及各樓層設(shè)有租戶一覽表,租戶需提交有關(guān)公司的資料并填寫“銘牌訂制申請(qǐng)表”。附件:交房/裝修/驗(yàn)收/入駐流程(適用于項(xiàng)目驗(yàn)收前及第一批招商租戶)首次裝修會(huì)議招商行政/項(xiàng)目/設(shè)計(jì)/營(yíng)運(yùn)部/物業(yè)管理中心&租戶(由招商行政組織召開,視客

lding’scentralair-conditioningsystem,andtopreventthethroughtheair-conditioningsystemtootherTenants’premises,theair-inletsandoutletsintherenovatedareamustbecovered.Duringrenovation,thedoorofthepremisesmustbekeptclosedatalltimes.WithouttheapprovaloftheMO,removalorcoveringofthefiredetectorisnotpermitted.Duringnormalofficehours,workscreatingunreasonablenoise,dustorstrong,foulsmellssuchassawing,cutting,drilling,paintingandtransportationofmaterialsordebrisetcareprohibited.Suchworksmayonlybecarriedoutoutsidenormalofficehours(MondaystoFridaysfrom1900hoursto2400hours;Saturdaysfrom1400hoursto2400hours;SundaysandPublicHolidaysfrom0800hoursto2400hours).AnycontractorcausingdamagetoanycommonpropertiesorotherTenants’premisesshallbeheldliableforthecostofrectificationworksandclaims.SpecificapprovalmustbeobtainedfromtheMOforworktakingplacebeyondnormalofficehours.Theapplicationshallstatethepremisesaddress,companyname,reasonfortheovertimeworks,dateandtimes,personinchargeandthenamesandnumbersofworkmenwhowillbeinvolved.Theovertimeworkmayproceedonlyafterapprovalisgiven.However,noworkispermittedafter2200hoursbywhichtimeallworkmenmusthavelefttheBuilding.TenantsshallindemnifytheMOagainstanyclaims,consequences,damagesorcompensationarisingfromtheTenants’renovationworks.Anycutting,hackingorcoringofholesshallnotaffectthestructuralintegrityoftheBuilding.TenantsshallattheirowncostrectifyanydamagetotheoriginalconditionoftheBuilding.ThisworkmustbeinspectedbytheMO.TheMOreservestherighttostopfurtherrenovationworkstilltheviolationwasrectified.TenantsshallberesponsibleforthebehavioroftheworkmenintheBuilding.Workmenarenotallowedtousethepassengerlift,cookorlodgeintheBuilding.Duringtherenovation,TenantsshallstrictlyadheretotherelevantgovernmentauthorityregulationssuchasFireProtectionWorksoftheHighRiseBuildingetc.ChangesoralterationstothestructuralcomponentsoftheBuildingarestrictlyprohibited.Iftheclearanceheightbetweenthefalseceilingandthetopofthepartitionislessthan25cm,installationofanadditionaldetectorwillberequired.Adesignatedoriginalfireprotectionsysteminstaller/contractormaybeengagedtoinstalltheadditionaldetector.Partitionstobeinstalledmustbenon-inflammable.Alterationstothesmokedetector,sprinkler,hosereel,fireprotectionequipmentetcareprohibitedunlesspriorapprovalhasbeengiven.Alterationsorinstallationworkshavinganydirectcontactwiththeglasspanelofthecurtai
