違約認定：違約行為包括但不限于上述條款，任何一方違反合同的約定，未能在指定期限內糾正違約行為，或違約行為嚴重影響到合同的履行，可被認定為違約。三、法律名詞及解釋：

出租方（甲方）：指擁有物業(yè)所有權，并將物業(yè)出租給他人的一方。

承租方（乙方）：指租賃甲方物業(yè)，并支付租金的一方。

租賃合同：指出租方和承租方之間，關于租賃物業(yè)權利義務的協(xié)議。

租金：指承租方按照合同約定，支付給出租方的費用。

違約：指未能按照合同約定履行義務的行為。四、執(zhí)行中遇到的問題及解決辦法：

問題：租金支付延遲。

解決辦法：提醒承租方按
