英文租賃合同范本通用合同編號:__________出租方(以下簡稱“甲方”):甲方姓名:甲方地址:甲方聯(lián)系方式:承租方(以下簡稱“乙方”):乙方姓名:乙方地址:乙方聯(lián)系方式:1.RentalPropertyandLeaseTerm1.1DescriptionoftheRentalPropertyTheRentalPropertyislocatedat[PropertyAddress]andconsistsof[NumberofRooms]rooms,[NumberofBathrooms]bathrooms,akitchen,andalivingarea.Thepropertyisfurnishedwith[ListofFurnishings].1.2LeaseTermandStartDateTheleasetermshallmenceon[StartDate]andshallendon[EndDate].Thetotalleasetermisfor[NumberofMonths]months.1.3RenewalandExtensionOptionsUpontheexpirationoftheleaseterm,theTenantshallhavetheoptiontorenewtheleaseforanadditional[RenewalPeriod]months.TheTenantmustnotifytheLandlordoftheirintentiontorenewtheleaseatleast[NoticePeriod]daysbeforetheexpirationofthecurrentleaseterm.Intheeventthatbothpartiesagreetotherenewal,anewleaseagreementshallbesigned.2.RentandPaymentTerms2.1RentAmountThemonthlyrentfortheRentalPropertyis[RentAmount]permonth.2.2PaymentDueDateTherentshallbedueonthe[DueDate]ofeachmonth.PaymentsshallbemadetotheLandlordatthefollowingaddress:[Landlord'sPaymentAddress].2.3LatePaymentPenaltiesIftheTenantfailstopaytherenttheduedate,alatepaymentpenaltyof[LatePaymentPenaltyAmount]shallbeimposed.TheTenantshallalsoberesponsibleforanyadditionalcostsincurredtheLandlordasaresultofthelatepayment,includingbutnotlimitedtocollectionfeesandattorney'sfees.2.4MethodofPaymentTheTenantmaymaketherentpaymentoneofthefollowingmethods:CashCheckpayableto[Landlord'sName]ElectronictransfertotheLandlord'sbankaccount:[BankAccountNumber],[BankName],[RoutingNumber]3.SecurityDeposit3.1AmountofSecurityDepositTheTenantshalldepositwiththeLandlordasecuritydepositintheamountof[SecurityDepositAmount]upontheexecutionofthislease.3.2PurposeofSecurityDepositThesecuritydepositshallbeheldtheLandlordassecurityfortheperformanceoftheTenant'sobligationsunderthislease.TheLandlordmayusethesecuritydeposittocoveranydamagestotheRentalProperty,unpaidrent,orotherexpensesincurredtheTenantasaresultofabreachofthislease.3.3ReturnofSecurityDepositUpontheexpirationorterminationofthislease,theLandlordshallreturnthesecuritydeposittotheTenant,lessanydeductionsfordamages,unpaidrent,orotherexpensesaspermittedunderthislease.TheLandlordshallreturnthesecuritydepositwithin[ReturnPeriod]daysaftertheTenantvacatestheRentalPropertyandtheLandlordhasinspectedthepropertyfordamages.4.UtilitiesandServices4.1ResponsibilityforUtilitiesTheTenantshallberesponsibleforpayingforallutilitiesusedintheRentalProperty,includingbutnotlimitedtoelectricity,gas,water,andsewer.TheTenantshallalsoberesponsibleforarrangingfortheconnectionanddisconnectionoftheseutilities.4.2MaintenanceandRepairofUtilitiesTheTenantshallberesponsibleforthemaintenanceandrepairoftheutilitieswithintheRentalProperty.Intheeventofamalfunctionorbreakdownofautility,theTenantshallnotifytheLandlordimmediatelyandarrangeforthenecessaryrepairs.TheLandlordshallberesponsiblefortherepairofanyutilityproblemsthataretheresultofnormalwearandtearoradefectintheproperty.4.3AdditionalServicesIncludedTheLandlordshallprovidethefollowingadditionalservices:[ListofAdditionalServices].5.UseoftheRentalProperty5.1PermittedUsesTheRentalPropertyshallbeusedsolelyforresidentialpurposes.TheTenantshallnotusethepropertyforanyillegalorunethicalpurposes.5.2ProhibitedUsesTheTenantshallnotusetheRentalPropertyforanyofthefollowingprohibiteduses:OperatingabusinessormercialenterprisewithoutthepriorwrittenconsentoftheLandlord.Storinghazardousmaterialsorsubstancesontheproperty.SublettingthepropertywithoutthepriorwrittenconsentoftheLandlord.5.3OccupancyLimitsTheRentalPropertyisintendedforoccupancy[NumberofOccupants]persons.TheTenantshallnotexceedthisoccupancylimitwithoutthepriorwrittenconsentoftheLandlord.6.MaintenanceandRepairs6.1Tenant'sResponsibilityforMaintenanceTheTenantshallberesponsibleforkeepingtheRentalPropertyinacleanandsanitarycondition.TheTenantshallalsoberesponsiblefortheroutinemaintenanceoftheRentalProperty,includingbutnotlimitedtocleaningthefloors,windows,andappliances.TheTenantshallberesponsibleforreportinganymaintenanceissuestotheLandlordinatimelymanner.6.2Landlord'sResponsibilityforRepairsTheLandlordshallberesponsibleformakingallnecessaryrepairstotheRentalProperty,includingbutnotlimitedtostructuralrepairs,plumbingrepairs,andelectricalrepairs.TheLandlordshallmaketheserepairsinatimelymannerafterbeingnotifiedoftheproblemtheTenant.6.3EmergencyRepairsIntheeventofanemergencyrepair,suchasaburstpipeorapoweroutage,theTenantshallnotifytheLandlordimmediately.TheLandlordshallarrangeforthenecessaryrepairstobemadeassoonaspossible.IntheeventthattheTenantisunabletocontacttheLandlord,theTenantmayarrangefortheemergencyrepairtobemadeandshallbereimbursedtheLandlordforthecostoftherepair.7.Insurance7.1Tenant'sInsuranceRequirementsTheTenantshallobtainandmaintainattheirownexpensearenter'sinsurancepolicythatcoverstheTenant'spersonalpropertyandliability.TheTenantshallprovidetheLandlordwithacopyoftheinsurancepolicyuponrequest.7.2Landlord'sInsuranceTheLandlordshallmaintainapropertyinsurancepolicyontheRentalProperty.TheTenant'spersonalpropertyisnotcoveredundertheLandlord'sinsurancepolicy.8.AlterationsandImprovements8.1Tenant'sRequestforAlterationsTheTenantshallnotmakeanyalterationsorimprovementstotheRentalPropertywithoutthepriorwrittenconsentoftheLandlord.AnyalterationsorimprovementsmadetheTenantshallbeethepropertyoftheLandlordupontheexpirationorterminationofthislease.8.2Landlord'sApprovalProcessTheLandlordshallreviewtheTenant'srequestforalterationsorimprovementsandshallnotifytheTenantoftheirdecisionwithin[ApprovalPeriod]days.IftheLandlordapprovestherequest,theTenantshallberesponsibleforobtaininganynecessarypermitsandforperformingtheworkinaprofessionalandworkmanlikemanner.8.3RestorationatLeaseEndUpontheexpirationorterminationofthislease,theTenantshallrestoretheRentalPropertytoitsoriginalcondition,exceptfornormalwearandtear.AnyalterationsorimprovementsmadetheTenantthathavenotbeenapprovedtheLandlordshallberemovedtheTenantattheirownexpense.9.DefaultandTermination9.1EventsofDefaultThefollowingeventsshallconstituteadefaultunderthislease:FailuretheTenanttopaytherentwhendue.FailuretheTenanttoperformanyotherobligationunderthislease.ViolationofanyofthetermsorconditionsofthisleasetheTenant.9.2Landlord'sRemediesforDefaultIntheeventofadefaulttheTenant,theLandlordshallhavethefollowingremedies:TerminatethisleaseandevicttheTenantfromtheRentalProperty.SeekdamagesforanylossessufferedasaresultoftheTenant'sdefault.ExerciseanyotherrightsorremediesavailabletotheLandlordunderthisleaseorlaw.9.3Tenant'sRighttoCureDefaultIntheeventofadefaulttheTenant,theTenantshallhavetherighttocurethedefaultwithin[CurePeriod]daysafterreceivingwrittennoticefromtheLandlord.IftheTenantcuresthedefaultwithinthespecifiedperiod,theLandlordshallnotexerciseitsremediesfordefault.9.4TerminationoftheLeaseThisleasemaybeterminatedeitherpartyinthefollowingcircumstances:Upontheexpirationoftheleaseterm.Bymutualagreementoftheparties.Intheeventofamaterialbreachofthisleaseeitherparty,asprovidedinthissection.10.Notices10.1MannerofGivingNoticesAllnoticesrequiredorpermittedunderthisleaseshallbeinwritingandshallbedeliveredeitherinperson,registeredorcertified,returnreceiptrequested,oranationallyrecognizedovernightdeliveryservice.Noticesshallbeaddressedtothepartiesatthefollowingaddresses:Landlord:[Landlord'sAddress]Tenant:[Tenant'sAddress]10.2AddressesforNoticesThepartiesmaychangetheiraddressesfornoticegivingwrittennoticetotheotherpartyinaccordancewiththissection.11.DisputeResolution11.1MediationIntheeventofadisputebetweentheparties,thepartiesshallfirstattempttoresolvethedisputethroughmediation.Themediationshallbeconductedaneutralmediatoragreedupontheparties.Thecostsofthemediationshallbesharedequallytheparties.11.2ArbitrationIfthedisputecannotberesolvedthroughmediation,thepartiesshallsubmitthedisputetoarbitration.Thearbitrationshallbeconductedinaccordancewiththerulesofthe[ArbitrationAssociation].Thedecisionofthearbitratorshallbefinalandbindingontheparties.11.3LegalProceedingsIfthedisputecannotberesolvedthroughmediationorarbitration,eitherpartymayfilealawsuitinacourtofpetentjurisdiction.Theprevailingpartyinanylegalproceedingshallbeendtorecovertheirreasonableattorney'sfeesandcosts.12.GoverningLawandJurisdiction12.1ApplicableLawThisleaseshallbe
