,並以人力外包的低門檻方式切入FM賽道,同時開啟了價格「內(nèi)卷」。在該競爭模式下,雖降低了行業(yè)的從業(yè)門檻,但國內(nèi)的綜合設(shè)施管理服務(wù)距離全球先進(jìn)水平會越來越遠(yuǎn)。行業(yè)參與者需摒除價格「內(nèi)卷」思路,強化綜合性的服務(wù)能力,同時運用科技能力提升資產(chǎn)方的效率,瞄準(zhǔn)兼具支付意願以及服務(wù)需求的優(yōu)質(zhì)客戶深入解決企業(yè)效率問題。OnewoInc.InterimReport20247STRATEGIESREVIEW:Thoughsituatedindarkness,withthegoldenmountainsinsight,weshallultimatelysurpassthehillsThreemajorstrategieswerefirmlyimplemented,andtherecurringbusinesseswerefullofresilienceOnewoTownstrategy:thestrategyhasbeensuccessfullyrealized,withfoundationexpansionfueledbythesuccessofexistingprojectsandresidencontinuingtorisewithprocesstransformationFoundationexpansionDuringtheReportingPeriod,theTownsincreasedto642,ofwhich202wereStandardOnewoOnewoTowns.BenefitingfromthegoodreputationoftheGroup’sbrandingofVankeServiceinresidentialpropertiesformorethan30yearsandthecontinuouslyiterativeserviceGroup’smarketexpansioncapabitheReportingPeriod,theGroupobtained221newresidentialmarketcontractswithatotalsaturatedincomeofRMB1,276.4million.AccordingtotheGroup’sinternalbiddingdatastatistics,thewinningrateforexistingprojectsacquiredinOnewoTownsreached74.0%duringtheReportingPeriod.DuringtheReportingPeriod,theGroupcommittedtoatotalof52projectstoinvestRMB91.6millionintransformationfundsforsmartcommunitiestohelpcommunityrenewalandintelligentupgrading.戰(zhàn)略回顧:身處暗處,目及金山,終將越過山丘三大戰(zhàn)略堅定落位,循環(huán)型業(yè)務(wù)韌性十足蝶城戰(zhàn)略:戰(zhàn)略已成功兌現(xiàn),存量致勝助力底盤擴(kuò)張,流程改造助力住宅毛利繼續(xù)向上底盤擴(kuò)張報告期內(nèi),本集團(tuán)蝶城底盤數(shù)量增長至642個,其中標(biāo)準(zhǔn)蝶城202個,主攻蝶城180個,目標(biāo)蝶城260個。得益於本集團(tuán)旗下萬科物業(yè)品牌在住宅物業(yè)30餘年的良好口碑、不斷迭代的服務(wù)模式持續(xù)獲得客戶認(rèn)可,本集團(tuán)在存量住宅市場的市拓能力始終位於行業(yè)頂尖水平。在報告期內(nèi),本集團(tuán)新獲取了221個共人民幣1,276.4百萬元飽和收入的住宅市場合同。根據(jù)本集團(tuán)內(nèi)部招投標(biāo)數(shù)據(jù)統(tǒng)計,報告期內(nèi)在蝶城內(nèi)獲取存量項目的中標(biāo)率達(dá)到74.0%。在報告期內(nèi),本集團(tuán)共對52個項目承諾投入人民幣91.6百萬元智慧社區(qū)改造資金,助力社區(qū)更新及智能化升級。8萬物雲(yún)空間科技服務(wù)股份有限公司2024年中報Processtransformationprocesstransformationfor200OnewoTownsintotal,including1,337residentialpropertyprojects,ofwhich50OnewoTownswerenewlyaddedfortransformationduringtheReportingBenefitingfromtransformationplanssuchasthe“human+machine”processreform,the“Feige(飛鴿)”intelligentschedulingplatformandregionalresourcesharing,thegrossprofitmarginofresidentialpropertyservicesincreasedbpercentagepointyear-on-yearduringtheReportingPeriod.ThroughthefirmpracticeofOnewoTownstrategyoftheGroup,the“scissorsdifference”inpropertyprofitsthathaslongtroubledtheindustryhasbeenoptimallyInthesecondhalfof2024,theGroupwillcontinuetocarryoutEcologicalsuperpositionDuringtheReportingPeriod,theGroupcontinuedtoconductbusinessesfocusingonitsfourmajorneedsforhousinginOnewoTowns,namely,leasing,trading,decoration,repairandmaintenance.Inadditiontotheneedforhousing,wewerealsoexploringthecapabilitiesinthebusiDuringtheReportingPeriod,thmillionwithacommissionrateof1.75%,representingayear-on-yearincreaseof0.01percentagepoint.ThetotalnumberofPositionedtoprovidelocalizedcommunityhomedecorationfurthercompletedproductmatrixupgradestokeepabreastproductrenewal”products.Inthefirsthalfof2024,atotalof7,189contractswereenteredinto,withatotalcontractvalueofRMB203.7million,representingayear-on-yearincreaseof20.5%.流程改造截至2024年6月30日,本集團(tuán)累計對200個蝶城完成了流程改造的驗收工作,包含1,337個住宅物業(yè)項目,在報告期內(nèi)新增改造50個蝶城。度平臺及區(qū)域資源共享等改造方案,住宅物業(yè)服務(wù)的毛利率在報告期內(nèi)同比提升了0.8個百分點。經(jīng)過本集團(tuán)蝶城戰(zhàn)略的堅定實踐,讓行業(yè)長期感到困頓的物業(yè)利潤「剪刀在2024年下半年,本集團(tuán)將繼續(xù)對不少於50個蝶城進(jìn)行流程改造。生態(tài)疊加在報告期內(nèi),本集團(tuán)繼續(xù)圍繞著蝶城內(nèi)房屋的租賃、買賣、裝修及維修四大需求開展業(yè)務(wù)。除了房屋的需求外,我們也在社區(qū)商業(yè)領(lǐng)域開展能力探索。在報告期內(nèi),公司的二手房屋買賣總交易額達(dá)到人民幣9,801.9百萬元,傭金率1.75%,同比提升0.01個百分點。房屋租賃業(yè)務(wù)服務(wù)總套數(shù)達(dá)到35,439套,同比增長12.5%。定位於給蝶城內(nèi)居民提供本地化社區(qū)家居裝修改造服務(wù),進(jìn)一步緊貼客戶需求完成產(chǎn)品矩陣升級,推出大量「單品煥新」產(chǎn)品,2024年上半年共產(chǎn)生7,189單合同,合同額共計人民幣203.7百萬元,同比增長20.5%。OnewoInc.InterimReport20249Customerdiversificationstrategy:focusingonterritory,servingmorehigh-qualitycustomers,strengtheningorganizationalresilience,andhedgingcyclicalrisksAsthecommercialenterpriseservicebrandoftheGroup,Cushman&WakefieldVankeServicecontinuouslymaintainsaleadingpositioninthecommercialenterprisefield.DuringtheReportingPeriod,theFMbusinemajorcorporatecustomerssuchastopcompaniesandwell-knownsharedtravelcompanies.Morediversifiedhigh-qualitycustomerspromotemorestablegrowthoftheGroup.DuringtheReportingcontractswithatotalvalueofapproximatelyRMB495.8millionpurposeoftheGroupinthecommercialenterprisefield,andtheGrouphascontinuedtoexplorethedemandforvalue-addedserviceswithinthecommercialspace,includingbutnotlimitedtoenergymanagement,groupmeals,dust-freemanagement,parkinglotsmanagement,etc.DuringtheReportingPeGroupgeneratedrevenueofRMB252.0millionfrommultiple62.1%.DuringtheReportingPeriod,theGroupwasalsocommittedtomeetingtheincreaseddemandsofhigh-qualitycustomers.Ithasestablishedall-roundstrategiccooperationwithtopdomesticAIcompaniesandprovideddiversifiedenterprisethenewlycontractedvaluewasRMB123.4million,includingindustryknowledgeandaccumulation,andtheotherpartyprovid
