1、房屋租賃合同PREMISES LEASE CONTRACT本合同雙方當(dāng)事人Parties hereto 出租方(甲方):Lessor ( hereinafter referred to as Party A ):承租方(乙方):Lessee ( hereinafter referred to as Party B ):根據(jù)國(guó)家有尖法律、法規(guī)和本市有尖規(guī)定,甲、乙雙方在平等自愿的基礎(chǔ)上,經(jīng)友好 協(xié)商一致,就甲方將其合法擁有的房屋出租給乙方使用,乙方承租使用甲方房屋事 宜,訂立本合同。Party A and B have, in respect of leasing the legitimate

2、premises owned by Party A to Party B, reached an agreeme nt through friendly con sultatio n to con elude the following contract un der the releva nt n ational laws and regulations, as well as the relevant stipulationsof the city.一、建物地址1. Location of the premises甲方將其所有的位于市區(qū)的房屋及其附屬設(shè)施在良好狀態(tài)下出租給乙方 使用。Par

3、ty A will lease to Party B the premises and attached facilities owned by itself which is located at (Location) and in good condition for.二、房屋面積2. Size of the premises出租房屋的登記面積為 平方米(建筑面積)。The registered size of the leased premises issquare meters(Gross size).三、租賃期限3. Lease term租賃期限自_年月日起至_年_月 日止,租期為期

4、年,甲方應(yīng)于年月_日將房屋騰空并交付乙方使用。The lease term will be from(month) (day)(year )to( month)(day)(year ) , Lease Term year (s).Party A will clear the premises and provide it to Party B for use before ( month)(day) _ (year )四、租金4. Rental1 數(shù)額:雙方商定租金為每月元整(含管理費(fèi))。乙方以現(xiàn)金形式支付給甲方。1)Amount : the rental will be RMBper mon

Party B will pay the rental to Party A in the form of cash.2. 租金按月為壹期支付;第一期租金于年月日以前付清;以后每期租金于每月的日以前繳納,先付后?。ㄈ粢曳揭詤R款形式支付租金,則以匯 出日為支付日,匯費(fèi)由匯出方承擔(dān));甲方收到租金后予書(shū)面簽收。2) Payment of rental will be one installment every month (s) . The first installmentwill be paid before (month) (d

Party B will pay the rental before using the premises and attached facilities ( In case Party B pays the rental in the form ofremittance , the dateof remitting will be the day of payment and the remittanee fee will be borne

Party A will issue a written receipt afterreceiving the payment.3. 如乙方逾期支付租金超過(guò)七天,則每天以月租金的0.3 %支付滯納金;如乙方逾 期支付租金超過(guò)十天,則視為乙方自動(dòng)退租,構(gòu)成違約,甲方有權(quán)收回房屋,并追 究乙方違約責(zé)任。3) Where the rental is more than 7 working days overdue, Party B will pay 0.3 percent of monthly rental as overdue fine every day,

8、if the rental be paid 10 days overdue, Party B will be deemed to have withdrawn from the premises and breach the con tract. I n this situati on, Party A has the right to take back the premises and take actions against party B ' s breach.五、押金5. Deposit1. 為確保房屋及其附屬設(shè)施之安全與完好,及租賃期內(nèi)相尖費(fèi)用之如期結(jié)算,乙方同意于年月 日

9、前支付給甲方押金元整,甲方在收到押金后予以書(shū)面簽收。1) Guarantying the safety and good conditions of the premises and attached facilitiesand account of relevant fees are settled on schedule during the lease term, party B shall pay to party A as a deposit before( month) ( day) (year ) . Party A shall issue a written receipt a

10、fterreceiving the deposit.2. 除合同另有約定外,甲方應(yīng)于租賃尖系消除且乙方遷空、點(diǎn)清并付清所有應(yīng)付費(fèi) 用后的當(dāng)天將押金全額無(wú)息退還乙方。2) Un less otherwise provided for by this contract, Party A will return full amount of the deposit without interest on the day when this contract expires and party B clears the premises and has paid all due rental and

11、other expenses.3. 因乙方違反本合同的規(guī)定而產(chǎn)生的違約金、損壞賠償金和其它相尖費(fèi)用,甲方可 在押金中抵扣,不足部分乙方必須在接到甲方付款通知后十日內(nèi)補(bǔ)足。3) In case party B breaches this con tract, party A has right to deduct the default fi ne, compe nsati on for damageor any other expenses from the deposit .In case the deposit is not sufficient to cover such items,
