The pure of this Fit-Out Guide is to pr
6、ovide relevantinformation for new tenants of Wheelock Square in preparing and submitting proals for thefit-out of their premises. It contains general information about the basic specifications of the building, and details procedures and requirements established by the Landlord to assist Tenants with

The Property Management Office or other authorized represenive of theLandlord is responsible for the review and approval of, and/or comment on, all Tenant design submis s prior to
10、commencement of the Tenants decorative work. All questions, comments and submis s on behalf of the Tenant should be addressed to the Landlords authorizedrepresenive.All Tenants and their designers and contractors are urged to acquathemselves with theinformation submisd herein, as it will form the ba
11、sis of the Landlords approval for all Tenants. The Tenant and/or his designer should visit the leased premises to inspect andverify all site conditions prior to commencement of any design and construction work.All construction work must comply with the appropriaaws and regulations. Each Tenant isres
12、ponsible for applying, obtaining and, where applicable, purchasing, all nesary permitsand approvals from the authorities exercising jurisdiction over the work to be performed by the Tenants contractors prior to the commencement of such work. Evidence of such permits mustbeted at the leased premises,
13、 and a copy must be forwarded to the Landlords authorizedrepresenive prior to commencement of the work.The Landlord reserves the right to amend or edit this Fit-Out Guide at any time. Each Tenant is obliged to abide by any such amendment upon notification thereof. Any additional work required by the
14、 Tenant according to such amendments shall be at the Tenants expense.3This guide isended to reflect only the standard fit-oonditions, and does not affect the for all tenancy matters. Should anyLease agreement, which is theerningdiscrepancy arise betn this Fit-Out Guide and the Lease, the Lease shall
15、 prevail.1.2Fit-out StandardUnless there is a written agreement betn the Landlord and Tenant sing otherwise, theoffice premises is handed over to the Tenant in an unfurnished condition, defined as an emptypremise win open,-decorated ceiling, bare floors and noernal partitions. Atofthe lease term, th
16、e Tenant is expected to return the office premiseshe same unfurnishedcondition. The Tenant should check all systems and facilities on the premises in advance, as the Landlord shall not be responsible for any maenance work after the Tenant moves in.FlooringThe Tenant shall adhere to all regulations a
17、nd specifications regarding flooring load. Thestandard office floor load is 300 KG/. The nornd sounnexes feature a floor load of 500KG/. The sounnex kitchen area floor load is 860 KG/. The standard office raised floorlevel is 100mm, while the trading floor raised level is 350mm. The nornd sounnexesa
18、re fitted with cement floors. To make any structural changes, the Tenant should submit a “Fit-out Deit & Agreement” (Appendix 1A), settle the deit and obtain permisfrom the sibility ofLandlord. All correctional work shall be at the Tenants expense. Should there be aoverloading, the Tenant or its con
19、tractors must contact the Structural Engineer and the Landlord.If the Tenant requests a structuralysis, it will be provided at the Tenants own expense.Any structural changes need to be approved by the Landlord.Walls and WindowsAllerior walls are finished with emulpa. The building elements shall not
20、be altered ordamaged. The Landlord will provide building standard slab-to-slab partition walls betn eachpremises and standard “vertical blinds” for all window surfa or remove these blinds without the Landlords approval. The tenant should not changeThe service (cargo) elevator is the main form of acs
21、 to the Tenant area for cleaning andengineering staff, courier servi, equipment and facilities transporion. The Tenant shouldensuret all staff, designers, constructors and other service providers do not block acsto/from the service (cargo) elevator, as well as the side entran.CeilingsThe tenant shal
22、l adhere to the standard ceiling design provided by the Landlord, which uses Douglas ter- LUXALON ceiling tiles. The standard size of each tile is 1.2m x 0.6m. The standard ceiling height is 3.05m from the raised floor level. The standard ceiling height of thetrading floor is 3.30m* from the raised
23、floor level. The ceiling of the nornd sounnexes ismade of slabs of reinforced concrete*. Any request forternative ceiling design, or to usealternative ceiling tiles, shall be subject to the Property Management Offireview and writtenapproval. The Landlord will provide the correct number of light boxe
24、s, diffusers, sprinkler heads and speakers based on the total area of each premises. These should be installed by the Tenants contractor.4The ceiling shaft area (above the false ceiling) is utilized for the return airflow of the air-conditioning system. According to the updated FSD Ventilation Rules

26、mergency lights. No additional lighting shall be installed outside of the premises.Lift LobbiesThe floors of the standard lift lobbies are finished in stone. It is prohibited to undertake any drilling or affixing of signagehese areas. Signage should only be installed in designatedpla. Any unauthoriz
27、ed signage or logos will be removed at the Tenants expense.DoorsThe Landlord will provideeast one standard doorhe Tenant area. The Tenant should notreplace or remove this door without the Landlords approval. If any adjustment to the door, orany additional doors, is required by the Tenant or by the F
28、ire Bureau, it should be approved bythe Landlord, and the Tenant must undertake the work according to the specificationshe“Fit-out Deit & Agreement” (Appendix 1A). Any such work should be at the Tenants expense.Offiignage and Directory DisplaysTwo office directories will be providedhe main lobby. On
29、 each standard floor, one sign isprovidedhe lift lobby and another next to the office door. Any rectifying work on thesenameplates and signs will be at the Tenants expense, and should only be carried out followingapproval from the Landlord. The Tenant should submit the “Requisition for Offiignage an
30、d Directory Strips” (Appendix 2) Form to the Property Management Office 10 days prior to theoffice opening. The name on the nameplates must be the same ast sedhe Leaseagreement; otherwise the Landlord retains the right to reject the request. No additional signage, graphics or advertising displays wi
31、ll be allowed without the Landlords prior written approval.Fire Sprinklers and Smoke DetectorsThe Landlord will provide standard fire sprinklers (he upper ceiling/false ceiling), smoke detectors and fume exhaust systems according to the area of each structure.he norndsounnexes, the Landlord will onl

Any adjustment to these firesystems requires prior approval from the Landlord, and such work must be carried out by anominated contractor of the Property Management Office. All related costs shall be borne by the Tenant. The Property Management Office will charge RMB1, 00
33、0 per time for water in and out let and cover the water and labor costs and the testing fee.51.3Fit-out SubmissAll submiss should be completed by the Tenant and forwarded to the address below. TheProperty Management Office will submit thoses to the relevant authorities, andmonitor, but not supervise

40、Chart2.1 Designers and ConsultantsThe Landlord will not approve any large-scale reconstruction work. For minor reconstructionwork, the Tenant must appoa qualified and certified designer/consultant, at the Tenants ownexpense, to prepare the drawings and plans for the fit-out work. The designer must b
41、eregistered and certified in China. All designs must comply with the prevailing Chibuildingcodes and regulations. Construction work cannot begin without the Landlords written approval.2.2 Approvals fromernment AuthoritiesAll ne sary licenses and permits must be obtained, at the Tenants own expense,
42、from the relevant ernment Authorities, such as the Planning Bureau, Hygiene Bureau, Real Es e Bureau and Environmental Protection Bureau. The Tenant must observe and adhere to all rulesand regulations contained therein. The Tenant cannot moveo the premises until thenesary written approvals have been
43、 obtained from the relevant authorities.The approval of anys does not in any way imply endorsement by the Landlord or theProperty Management Offiof the specifications upon which the proal has been based.Similarly, such approval will neither guaranteet the construction can proceed, nor implytthe Tena
44、nts proals will be acceptable to the relevant Authorities/ernment Departments.All submiss to the Fire Bureau for construction commencement and inspection will be madeby the tenant or the authorized contractor. Tenants should present all the nesaryernment-relateds with completed designs to the Landlo

47、remises handover meeting with theTenant and provide the “Floor M& E Layout” (Appendix 5). At this time, the keys to the premiseswill be offilly handed over to the Tenants contractor and both parties will sign the“Office/Retail Handover Acceptance Form” (Appendix 6) after having joly checked the leas

This meeting should take placeeast two months prior to the fit-out

TheTenant is encouraged to bring its appoed designer and contractor(s) to this meeting for an exchange of information.b)Submis of Plans:The Tenant ismended to submit initial design plans to theLandlord as early assible for comments and review. Four sets of final plans (including,but not limit
53、ed to, theerior and MEP drawings) must be submitted to the Landlord no latere month prior to the Tenantsended fit-out start date. The plans should include adetailed fit-out plan. The “Technical Questionnaire” (Appendix 7) should also be completedwhere applicable. Four sets of st the Tenant before th
54、e fit-out proed final plans (as set out below) must be submitted by s can start. The fit-out work should not start until theTenant receives written approval from Landlord.-Detailed Office/ Retail Plans with fit-out information, specifications and materials; Colored drawings of the Office/Retail elev

56、s or any other such device.-c)Approval of Plans: After receiving all the aboves and plans, the Landlord willundertake a 5 -10 working day review, after which an approval or rejection of the plans willbe ied. The Landlords deciof any submisshall be final and binding. TheLandlord reserves the right to
57、 request further information during the evaluation pros.d) Resubmis of Plans: If the submitted plans are not approved or are approved subject to conditions, the Tenant should resubmit the four full sets of amended plans within five working days. Any delay due to insufficient information being provid
58、ed for thesubmis, resubmiss orpliance with guidelines and sutory requirementsshall be borne at the Tenants cost.e)Submis of As-Built Plans: Within 30 days of completion of all fit-out work, the Tenant isrequired to submit completions for electrical and fire serviinstallations andtwo completed sets o
59、f As-Built Plans together with copies stored on a computer disk to the Landlord.92.5 Fit-Out Deit and FeesConstruction Management Agreement and FeeThe Tenant must entero an Approval Agreement with the Landlord and pay a consultancyfee of RMB15 per square meter for the checking and approving of the T
60、enants plans and specifications.
