MENDEDDESIGNTOWERThetower’sbasicformisrestrainedbythetightbuildingandsubwaysetbacks.Inordertoachieveadeeperleasingdepth,theeasternportionofthetoweriscantileveredstartingfromlevel7.ThecurvyglossytowerandpodiumcreateanelegantandgentleimpressionfortheThespringbreezeblowsoverthewater.Waterripplesglimmerundertheglowofthesunset.Thissceneiscapturedinthereflectionsonourtower,wherereflectiveglassandsilvermetalpan-elsmergeinharmony.SKYTOWNTheideaoftownhousesintheskyisintroducedintheduplexapartmentsfoundintheserviceapartmentportionofthetower.Fromtheseskytownhouses,residentscanenjoyaprivateinteriorgardenastheyoverlookthedynamicShanghaicityscape.Theseinteriorskygardensemployadoublefacadesystem,whichispartoftheefforttopromotesustainabilityinourtower.在項(xiàng)目退界條件限制下,塔樓基本體量即直接反映特征。為了獲得更大的樓層面積,建筑在東側(cè)從7潔的建筑體形帶來(lái)些許店式公寓的復(fù)式戶(hù)型。人們將能在花園中體驗(yàn)遠(yuǎn)眺PROGRAMCLIENT’SThetowercontainsatotalof120,000smGFA,whichisequallydistributedinto40,000smeachforoffice,hotandserviceapartmentfloors.Thedesignshouldhavetheflexibilityofcon-vertingtheserviceapartmentfloorsintoofficeuse.OURBasedonourworldwideexperienceonmixed-usesuperhigh-risebuildings,wereviewedthetowerliftperformance,refugefloorlocations,plantroomscheduleandfloorefficiencyandwouldliketo mendthefollowingprogramdistributionaimedat izingtheoveralltowerefficiency.Office40,000sm, 45,000sm(440keys),SATheofficefloorsarelocatedfromL5toL20foratotalof16levelsforofficeoccupancy.Thesizeoftheoriginalhigh-standardho,whichissuggestedbytheclient,isconsideredverylargefortheShanghaimarket.Itwouldrequireconsiderableconference/conventiontypefacilities,whicharenoteasilyprovidedonthissiteduetothetightsiteareaandstrictbuildingsetback.A300key(approximay30,000sm)howithstandardhofacilitieswouldbemorereadily modatedonthesite.CONVERTIBLEItisnotsuggestedtoconsidertheideaofprovidingflexibilityoffunctiontransformationinthisstage.Essentially,moreelevatorswillberequired,whichwillreducetheleasingdepthsandtheefficiencyoftheofficeimmensely.Wesuggestthatthischangeshouldbedecidedduringtheschematicdesignstage.Ourfeelingisthatthehoandserviceapartmentshouldbebrandedtogether,withtheserviceapartmentsharingameni-tiesandservicewiththeho.Thiscouldraisethesellingpriceoftheserviceapartmentssignificantly.Wehaveusedthissuccessfulapproachonseveralprojects,suchasMandarinOrientalHoandResidencesinMacaoandLasVegasandRitzCarltonHo andCondominiumsin44.5萬(wàn),4404230間/套16層堂、、酒吧等輔助設(shè)施,即節(jié)約了投入成本,又能大大提升
