3、和第二道門不能同時打開,并達到節(jié)能防寒的效果:Provide airlock room with double doors at following region:a. 溫和地區(qū)(日平均溫度低于5oC的天數(shù)有0至90天)a. 10、,送風在80 90%的排風量。Fresh air or replacement air shall design at 80 to 90 % of exhaust-air capacity7HVAC system空調(diào)系統(tǒng)Shopping Mall商場內(nèi)商場租戶區(qū)、辦公室、衛(wèi)生間 (包括男、女、殘疾人衛(wèi)生間、嬰兒房)、一層消防通道、客梯廳、自動坡道、中庭、商場公共區(qū)域及物業(yè)管理辦公室等均應(yīng)設(shè)置中央空調(diào)系統(tǒng)Central air-conditioning shall also be provided to the toilets, handicapped toilet, baby room, ma

11、lls common corridor, tenants area, office area.物業(yè)管理辦公室應(yīng)采用風機盤管或吊裝式空調(diào)機組加獨立新風系統(tǒng)。由于員工能在商場非營業(yè)時間辦公,空調(diào)系統(tǒng)必須是獨立式分體機系統(tǒng)。室外機應(yīng)設(shè)在屋面。如物業(yè)管理辦公室在負一樓,室外機又無法達到美觀的情況下,室外機可以設(shè)在負一樓All other tenants return air louver shall be located in public common area. Provide two ways electronic valve in each FCU chilled water return pipe. Provide local temperature sensors8M&E Rooms機房空調(diào)系統(tǒng)電梯機房,變壓器室 、高/低配電機房提供空調(diào)和排風和新風系統(tǒng).在嚴寒及寒冷地區(qū),空調(diào)系統(tǒng)可免

16、lled water pipe, condenser water pipe shall be rubber and plastic close hole foam material13Heating System采暖系統(tǒng)除廣東、廣西、海南、福建、云南五省不提供采暖系統(tǒng)外,所有商場均應(yīng)設(shè)置冷暖型中央空調(diào)系統(tǒng)Heating system shall be provided in all cities with the exception of those located in GuangDong, GuangXi, HaiNan, FuJian, YunNan有集中供暖管網(wǎng)的地區(qū),應(yīng)設(shè)熱交換站供暖

17、Provide heat exchanger station in the district with heating supply network無集中供暖管網(wǎng)的地區(qū),應(yīng)設(shè)置常壓、負壓熱水鍋爐或其它國家規(guī)范允許的供熱設(shè)備供暖Provide normal pressure and negative pressure hot water boiler or any other approved equipment by the code of practice in other countries in the district without heating supplynetwork寒冷地區(qū)

Fireman Control Center, etc空調(diào)系統(tǒng)冷/熱采用人工轉(zhuǎn)換,轉(zhuǎn)換閥門設(shè)置于安全及易操作處The manual cold/warm control and valve control shall be easy to use and installed at a safe place14CMO Computer Room電腦機房物業(yè)管理電腦機房設(shè)機械排風系統(tǒng)加獨立式分體空調(diào),該 空調(diào)連接到發(fā)電機。當停

19、電發(fā)電機開動時,空調(diào)必須自動起動。The air-conditioning design intent of the server room in CMO is to use MV cum split unit system and connected to the emergency generator. The split unit must be able to auto start during emergency mode14aTenant Areas交房時應(yīng)具備的條件1.當管道從商鋪租賃線中間穿越時,在空間高度允許的條件下,控制區(qū)域(租賃線以內(nèi)1.0m區(qū)域)必須預(yù)留550mm高度作

20、為防盜卷簾安裝的高度。1.Services install across at center of lease line shall not below4.35m. It is to cater for the installation of tenants security roller shutter (550mm height)2.如果設(shè)計標高在不允許的條件下,所有機電設(shè)施空調(diào)風機設(shè)備安裝建議/要求如下:2.If the above is not achievable, following methods (Option 1) is preferable:a.空調(diào)機回風口在店鋪外,離租賃

21、線區(qū)域至少300mm。a. Return grille is outside of tenant areas by 300mmb.管道與空調(diào)通風 設(shè)施最宜在30%L門面設(shè)計區(qū)域,不會影響防盜卷簾的安裝見建筑交樓標準,示意圖(一);b. Reference to Sketch 1, services shall install within 30% of tenant shop front3.當無法滿足以上的條件下或符合空調(diào)系統(tǒng)第7條相關(guān)要求,空調(diào)設(shè)備應(yīng)設(shè)置在商鋪內(nèi), 設(shè)備安裝見示意圖(二);3. If the above is not achievable, following methods

22、 (Option 2) is preferable, see sketch 24.店鋪內(nèi)噴淋、煙感、出風口等設(shè)施應(yīng)統(tǒng)一標高并與公共吊頂齊平 , 標高施工誤差應(yīng)減小到最低3mm/2m;4. Sprinklers head, smoke detectors, and air-conditioning outlets shall same with the corresponding ceiling height in common corridor5.控制區(qū)域(租賃線以內(nèi)1.0m區(qū)域)不應(yīng)有任何機電設(shè)備出現(xiàn)如:噴淋頭、煙感等且噴淋頭距離1.0m (即門頭內(nèi)側(cè))應(yīng)該滿足國家規(guī)范要求;5. No ex

23、posed services shall within 1000mm of lease line within tenant space6.租賃線外側(cè)300mm之內(nèi)不允許有任何設(shè)備如:燈具、自動噴淋系統(tǒng)、煙感、揚聲器、回風、出風口等;6. No exposed services at common corridor shall within 300mm of tenant shop front7.風機盤管的溫控器,應(yīng)設(shè)置在商鋪內(nèi)距離租賃線1.0m1.5m 處在天花下, 距天花標高下返150mm 位置處,吊裝式空調(diào)機組的溫控器應(yīng)設(shè)置在設(shè)備的面板上,立柜式空調(diào)機組的溫控器設(shè)置在機房內(nèi), 由商場統(tǒng)一

24、控制:7. Air-conditioning sensor shall install under ceiling level by 150mm, around 1m to 1.5m from lease line. Temperature controller for FCU and AHU, shall install at equipment. On-off controls shall be centralized at every floor or in fireman control room.15FIRE PROTECTIONSYSTEM消防系統(tǒng)Sprinklers System

25、噴淋系統(tǒng)根據(jù)商鋪布置,商鋪墻斷形式及平面圖,公共區(qū)域、走廊、洗手間以及每個新租賃單位有吊頂部位,按照消防規(guī)范要求設(shè)噴淋器吊頂夾層高800mm,并有易燃物的吊頂內(nèi)應(yīng)設(shè)噴淋(除洗手間外)Based on the layout of the shop units and tenancy walls, provide 2nd layer of sprinkler point for all common area, corridor, toilets, and tenants with false ceiling in compliance with code of practice. For fal

26、se ceiling above 800mm and consists of combustible material, concealed sprinklers shall also be provided (except toilets)在消防局同意下,在竣工驗收前商鋪內(nèi)均按假設(shè)沒有吊頂考慮設(shè)置下噴噴頭,噴頭標高根據(jù)臨近公共區(qū)域吊頂標高一致。Upon mutual agreement with Fire Department, sprinklers within tenant units shall install downwards. Height of downwards sprink

27、lers head shall same as ceiling height at corridor16Fire Zoning防火間隔在竣工驗收前,根據(jù)最后的用戶設(shè)計重新對防火分區(qū)進行布局設(shè)計(以當?shù)卣臑闇剩㏕o re-zone fire compartmentation based on latest tenants layout, subjected to approval of local authority.17ExtinguisherFire hosereel system消防栓系統(tǒng)滅火器盡量將消火栓布置在公共區(qū)域,消除不必要的字體,由于美觀的原因,要凹進墻體里面To ensu

28、re locations of hosereel are along common area and remove unnecessary wordings from the hosereel. Must be recessed onto the wall for aesthetic reason租戶商鋪內(nèi)應(yīng)避免供任何公共區(qū)域使用的消火栓和滅火器及非租戶使用的機電控制和監(jiān)督設(shè)備No hose reel within tenant space, unless required by code必須提供整個商場內(nèi)滅火器Provide extinguisher within the shopping

29、mall提供氣體滅火系統(tǒng)在物業(yè)電腦機房、不需要噴淋頭Provide gas suppression system at CMO computer room. No Sprinklers消火栓和滅火器在有裝飾材料位置處不必訂購?fù)忾T,消火栓和滅火器需設(shè)暗門,材料與裝飾完成面一致Hose reel and extinguisher shall conceal behind a finished door, using same material as ID material18Exit Signage安全出口燈箱安全出口燈箱按照最新租區(qū)分布圖來遷移裝在吊頂下Exit sign to relocate

32、飲提供水點,并在吊頂內(nèi)安裝普通水表Water supply pipe shall be catered to all tenants including F&B outlets with water meter installed above ceiling and the requirement are:-美食廣場80mm水表、100mm給水接口Food court water meter at 80mm with water pipe at 100mm餐廳/快餐/咖啡廳/美容院40mm水表、50mm給水接口Restaurant/fast food/caf/beauty spa/fitnes

33、s water meter at 40mm with water pipe at 50mm其他商店20mm水表、25mm給水接口The rest of retails water meter at 20mm with water pipe at 25mm20CMO Pantry物業(yè)辦公室茶水區(qū)提供給水點Provide 1 water point21Water point forMaintenance給水點供保修提供給水點在垃圾房、停車庫和屋面方便保潔Provide water point at strategic locations in the bin centre, car park an

34、d roof etc for general cleaning purposes給水點應(yīng)安裝在,遠離停車位,不阻礙停車柱體一側(cè),以免刮壞車體并應(yīng)上鎖。Location of the water tap shall not hinder parking, and will not damage the car during parking. Water tap shall complete with cap-lock.22Tenant Areas交房時應(yīng)具備的條件中島小吃餐飲部分地漏不應(yīng)設(shè)在靠近走廊通道位置的區(qū)域,最好設(shè)在隔墻角落位置,并應(yīng)與電源線集中布置,不應(yīng)分散布置(因為通常廚房地漏與電源在

35、設(shè)計時就統(tǒng)一考慮,避免明線出現(xiàn)的問題);鋼套管的電源線也最好靠近隔墻位置Floor trap at open-concept tenant unit shall install away from lease lineLandscape Water Point給水點供綠化提供給水點在室外給予清理和綠化的要求Provide water point at strategic locations outdoor for general cleaning and landscape used23Sanitary System排水系統(tǒng)Grease Trap隔油池給污水系統(tǒng)連接所有商鋪包括餐飲提供水點和地

36、漏并通往隔油池。隔油池的容數(shù)量按整個項目排水量的50%考慮Provide water point and floor trap to all retail shops including F&B outlets connected to grease traps. However, the numbersof grease traps to size to 50% of the discharge from the entire development24Floor Traps地漏餐飲業(yè)租戶排水總管必須是150mm,地漏100mm設(shè)計時排水接通。其他商鋪排水總管至少是DN150,地漏為DN75

37、設(shè)計時排水接通,但在地漏上方設(shè)鐵板封閉Discharge stack and main discharge pipe diamete for F&B and retail is 150mm. Floor trap diameter shall be 100mm for F&B, and the rest 75mm diameter floor trap. 43、水鑄鐵管Storm water pipe:UPVC pipe or cast iron室內(nèi)污水管:衛(wèi)生間排水管用UPVC排水管,商場排水管采用離心式排水鑄鐵管,立管和干管從室內(nèi)到室外第一個檢查井用離心式鑄鐵排水管Indoor sewer: The disposal pipe of washroom shall be UPVCpipe, the disposal pipe of centre shall be centrifugal cast ironpipe, the vertical pipe and main pipe (from indoor to the first inspectio

44、n pit at outdoor) shall be centrifugal室內(nèi)冷凝水管:UPVC排水管Indoor condensed water pipe:UPVC室外埋地雨水管、污水管:The underground storm water pipe (outdoor), shall bereinforced concrete pipe埋地雨水管采用鋼筋混凝土管,UPVC雙壁波紋管或同類產(chǎn)品,埋地污水管均采用UPVC雙壁波紋管或同類產(chǎn)品or UPVC double walled corrugated pipe or equivalent. 46、lude any gas works after the gas installations is completed and with gas charged-in.天然氣的戶外主控制配箱、調(diào)壓箱必須隱蓋包裝。這是為了安全和美觀理由。但必須得到燃氣公司認可The main gas incoming control panel has to be screen off for security and aesthetic reasons.
