2025簡單門面租賃合同模板下載SimpleShopfrontLeaseContractTemplateThisSimpleShopfrontLeaseContract("Agreement")isenteredintoasofbyandbetween("Landlord")and("Tenant").Parties1.1Landlord:Address:City:State:ZIPCode:1.2Tenant:Address:City:State:ZIPCode:1.3Premises:Thepropertylocatedat(the"Premises").Term2.1Thetermofthisleaseshallbefrom(the"CommencementDate")to(the"ExpirationDate").2.2ThePremisesshallbeusedforthefollowingpermitteduse:("PermittedUse").Tenantagreestocomplywithalllocal,state,andfederallaws,regulations,andordinancesapplicabletothePremisesandthePermittedUse.Rent3.1Themonthlyrentshallbe("Rent").3.2Rentshallbepaidonorbeforethefirstdayofeachmonth,commencingon("InitialRentPaymentDate").TenantshalldeliverpaymenttoLandlordatorsuchotherlocationasLandlordmaydesignate.3.3IfRentislate,alatefeeofpermonthoroftheoverdueamount,whicheverisgreater,shallapply.SecurityDeposit4.1TenantshalldepositwithLandlordthesumof("SecurityDeposit")assecurityfortheperformanceofTenant'sobligationsunderthisAgreement.4.2TheSecurityDepositshallbeheldbyLandlordandshallbeappliedbyLandlord,atLandlord'ssolediscretion,tothepaymentofanydamages,defaults,orcostsincurredbyTenantorLandlordunderthisAgreement.4.3WithindaysaftertheExpirationDateandafterthePremisesarevacatedanddeliveredtoLandlordingoodcondition(ordinarywearandtearexcepted),LandlordshallreturntheSecurityDeposittoTenant,lessanydeductionsmadeinaccordancewiththisAgreement.UseofPremises5.1TenantshallusethePremisessolelyforthePermittedUseandincompliancewithallapplicablelaws,regulations,andordinances.5.2Tenantshallobtainandmaintainallrequiredlicenses,permits,andapprovalsforthePermittedUse.MaintenanceandRepairs6.1LandlordshallmaintainthestructuralcomponentsofthePremises,includingtheroof,walls,foundation,andexteriorofthebuilding,exceptforanyportionthereofwhichisdamagesorwearandtearcausedbyTenant'suse.6.2TenantshallmaintainallinternalcomponentsofthePremises,including,butnotlimitedto,thewalls,floors,ceilings,andfixtures,atTenant'ssoleexpense.6.3TenantshallpromptlyreporttoLandlordanydamagetothePremisesoranymalfunctionofthefixtures,systems,orappurtenanceslocatedthereon.6.4TenantshallrepairanydamageormalfunctionreportedbyLandlordwithindaysafterwrittennoticefromLandlord.Insurance7.1TenantshallmaintaingeneralliabilityinsuranceandpropertyinsuranceonthePremisesinsuchamountsasmaybereasonablyrequiredbyLandlord,withLandlordnamedasanadditionalinsured.7.2TenantshalldelivercertificatesofinsurancetoLandlorduponrequestandwithindaysaftertheinceptionofcoverage.7.3LandlordshallmaintaininsuranceonthestructuralcomponentsofthePremises,including,butnotlimitedto,liabilityandpropertyinsurance.AlterationsandImprovements8.1TenantshallnotmakeanyalterationsorimprovementstothePremiseswithoutthepriorwrittenconsentofLandlord.8.2AnyalterationsorimprovementsmadebyTenantwithLandlord'sconsentshallbeatTenant'ssoleexpenseandshallremainonthePremisesattheexpirationorterminationofthisAgreementasthepropertyofLandlord.AssignmentandSubletting9.1TenantshallnotassignthisAgreementorsubletthePremiseswithoutthepriorwrittenconsentofLandlord,whichconsentshallnotbeunreasonablywithheld,conditioned,ordelayed.9.2Anyassignmentorsubleaseshallbebindingontheassigneeorsublessee.Amendments10.1AnyamendmentstothisAgreementmustbeinwritingandsignedbybothLandlordandTenant.Termination11.1EitherpartymayterminatethisAgreementupondays'writtennoticetotheotheriftheotherpartybreachesanymaterialtermofthisAgreementandfailstocuresuchbreachwithindaysafterreceivingwrittennoticethereof.11.2Intheeventofatermination,TenantshallimmediatelyvacatethePremisesanddeliverpossessionthereoftoLandlordingoodcondition,ordinarywearandtearexcepted.GoverningLaw12.1ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsoftheStateof.DisputeResolution13.1AnydisputearisingoutoforrelatedtothisAgreementshallberesolvedthroughmediationbeforeanylegalactionistaken.Miscellaneous14.1EntireAgreement:ThisAgreementconstitutestheentireagreementbetweenLandlordandTenantwithrespecttothePremisesandsupersedesallprioragreements,representations,orunderstandings,whetheroralorwritten.14.2Severability:IfanyprovisionofthisAgreementisfoundtobeinvalidorunenforceable,theremainingprovisionsshallremaininfullforceandeffect.14.3Waiver:ThewaiverofanyprovisionofthisAgreementshallnotbeconstruedasawaiverofanyotherprovisionorofthesameprovisiononanyotheroccasion.14.4ForceMajeure:Neitherpartyshallbeliableforanyfailureordelayinperformanceduetocausesbeyondtheirreasonablecon
